Maintenance Facilities Manager

The Maintenance Facilities Manager provides strategic maintenance and engineering support to the Manufacturing organization by leading reliability activities and driving maintenance excellence principles for the Richmond Heights, Ohio facility. The individual will be responsible for leading maintenance strategies, overseeing the continuous improvement of the manufacturing process and executing long-term strategic plans that drive increased reliability resulting in cost improvements. The position leads the development and support of processes to maintain compliance and the maintenance principles and practices. The incumbent often teams with and assists operations, maintenance management, and craftsmen to provide a system for improving maintenance reliability.

  • Environmental, Health & Safety:

    • Responsible for leading activities that deliver optimal processes and operational protocols necessary to ensure site compliance to Environmental, Health and Safety (EHS) objectives, standards, & permits. This position includes issuance and support of Safe Work permitting and pre-task planning activities to support maintenance and contractor work at the site.

  • Maintenance Excellence:

    • Maintenance Planning and Scheduling:

      • This position is responsible for the overall maintenance planning and scheduling for the site.

    • Maintenance Execution:

      • The Maintenance Facilities Manager is responsible for the overall execution and quality of the maintenance tasks. This includes internal crafts and external contractors.

      • Provides leadership and coaching to direct reports that develops, drives, and nurtures a culture of planning, responsibility, and accountability to achieve overall business goals.

      • Responsible for driving, tracking, and reporting site maintenance metrics - identification of trends, publishing results, and interacting with business leadership on site performance.

      • Develop and execute on short- and long-term facilities initiatives to improve site EHS, quality, cost, and growth objectives.

    • Predictive Maintenance:

      • This position is responsible for management of strategic predictive maintenance programs including vibration, lubrication analysis and thermography that drive operational stability.

    • Operations Reliability:

      • Partners with production, engineering, and maintenance staff to improve the operational uptime of plant equipment. Includes evaluation of existing equipment and processes for operational effectiveness.

      • Support and drives OEE in relation with equipment availability.

      • Develop and execute on short- and long-term reliability initiatives to improve department and site quality and costs objectives.

    • Critical Parts Inventory Management:

      • Lead the site's objective of assuring critical spare parts are identified and strategies for critical spare part access are in place.

    • Contractor Management:

      • The Maintenance Facilities Manager will ensure Momentive's Contractor Management Procedures/Policies are appropriately followed.

  • Engineering/Capital Management:

    • The Maintenance Facilities Manager will lead and/or provide oversight to infrastructure and replace/rebuild capital projects for the site.

    • This position will also support strategic evaluations for new process technologies and equipment to support growth plans and productivity opportunities.

  • Financial Planning and Management:

    • Develop and maintain the maintenance budget and forecast.

  • Project and Situational Leadership:

    • Leads and supports improvement projects. Identifies and drafts recommendations for predictive and preventative maintenance activities using sound engineering and maintenance principles.

    • Provide leadership of the computerized maintenance management system (SAP Preferred).

  • Quality

    • Ensures maintenance team supports compliance to the ISO9001:2001 management system and engages in continuous improvement in quality related metric performance (First Pass Reject and Cost of Poor Quality).

  • Communication/Visible leadership

    • Participate with team in daily Gemba, lead department weekly meetings, and engage with workforce in an industrial manufacturing plant environment. Collaborate across site and business functions (Production, EHS, finance, HR, etc.) to achieve site and business objectives.

Minimum Job Qualifications:

  • Minimum of 5 years manufacturing experience in a maintenance leadership role working in a chemical or industrial process.

  • High School Diploma or GED

  • Knowledge of chemical manufacturing maintenance systems and techniques as well as SAP, Microsoft Office Tools, and contemporary sound safety engineering/ maintenance practices such as Lock-out/Tag-Out, Confined Space Entry, Forklift Safety, Hot Work and Elevated Work practices.

  • Knowledge of chemical process manufacturing plant safety practices from both an operational and training aspect including practical application of methods, tools, and Standard Operating Procedures.

  • Strong knowledge of engineering concepts, including electrical, hydraulic, and mechanical systems.

  • Solid understanding of Maintenance Reliability principles and practices.

  • Effective interpersonal and written communication skills.

  • Able to work in a fast-paced environment and multi-task effectively.

  • Excellent organizational and prioritization skills.

  • Proficient in Microsoft Office (Word, Excel, PowerPoint).

  • Outstanding organizational and leadership skills.

  • Capital project leadership/execution experience.

  • Proven track record of project execution and delivering business results.

Preferred Job Qualifications:

  • BS Engineering

  • Strong personal commitment to safety coupled with knowledge and training on OSHA Standards, Plant Standards, Corporate Standards, HAZOP, Safe Work Permitting and Fire Safety fundamentals.

  • Experience and knowledge using investigation techniques including interviewing, TapRoot, root cause analysis, and the Lean 5-Why methodology is preferred.

  • Ability to lead and coach others to enhance the performance effectiveness of day-to-day activities in a multifunctional organization.

  • Ability to lead and coach in a positive and constructive way to conduct process equipment performance reviews.

  • Can accept and use constructive feedback to influence and align others.

  • Strong values and integrity with strong team inclinations and training.

  • SAP experience and a high degree of computer literacy.

  • Effective track record working with and through others to achieve results.

  • Exposure to using and leading Continuous Improvement (Lean Six Sigma) tools and concepts.

  • Able to accumulate information with which to make sound decisions in upset conditions when information is difficult to find.

  • Experience in planning / scheduling maintenance operations.
