General Responsibilities
Performs as Work Order Preventive Maintenance clerk for the Facilities department. Works closely with the Supervisors and staff in providing a wide variety of routine clerical, administrative and physical duties in support of the preventative maintenance program.
Work Performed
* Assists the Energy Management System Operator with the electronic inspection and tracking system.
* Manage the routine, preventive maintenance, gas usage and repairs of all Colleges owned vehicles to include an electronic data base of the same and prepare monthly reports.
* Preforms semi-annual and annual inspections of all interiors of all buildings and assigned assets.
* Produce detailed reports of inspections and follow up after issues have been resolved
* Obtain and enter pertinent information on all equipment into a computerized system, which includes HVAC equipment, automobiles, electrical , plumbing and distribution systems.
* Enter information and close completed work orders.
* Create work orders for all trades.
* Maintain files of work requests using computer software.
* Contact work requestors to confirm work satisfactorily completed and initiates follow-up work requests if necessary.
* Provides clerical support for the Engineering staff.
* In coordination with the College-wide calendar, make recommendations when to schedule preventative maintenance.
* Obtain and use room utilization schedule from various departments for work request assignments.
* Conduct nightly safety inspections of all mechanical equipment on campus.
* Responsible for the cleanliness of all mechanical areas including but not limited to: penthouses, mechanical rooms, associated hallways, electric closets, access ladders and access doors.
* Spot check current inspections to ensure quality control.
* Provide inspections of high use areas including but not limited to: male locker rooms, gymnasium, men's restrooms, library and study areas.
* Maintain filing, tagging and catalogue systems for the PM system.
* Assist in the ordering of supplies and materials.
* Provide excellent customer service.
* Perform other duties as assigned.

Working Conditions
* Work in the mechanical rooms, rooftops and mechanical spaces.
* Work schedule is 40 hours a week.
* Some overtime is required.
* Leave approval may be limited during peak activity periods.
* Schedule may be subject to change as necessary to meet the needs of the college.

As a participating member of the Maryland Retirement and Pension System, HCC offers two retirement options: The Pension, which requires a 7% employee contribution and The ORP, a 403(b) with a 7.25% employer contribution only. Employees in positions that do not require a bachelor's degree must participate in The Pension. Employees that possess a bachelor's degree and hold professional positions that require a bachelor's degree may choose to participate in either The Pension or The ORP.
