Position Summary: The Commercial Loan Closer is an experienced professional with knowledge of documenting commercial real estate transactions, including review of title commitments and all schedule exceptions, surveys, UCC searches attorney prepared closing documents. This role is also responsible for accurately setting up the member, loan, and collateral in the core banking system and funding the loan. Working closely with Commercial loan officers, Processors, Attorneys, Underwriters, Title Companies, and the Operations team to provide a best-in-class experience for our members. Essential Duties and Responsibilities: Prepares attorney closing instructions, orders and compiles loan documents in preparation for loan closings; works in conjunction with attorneys and title companies to execute loans and ensure timely closings. Reviews due diligence items such as Flood Certificates, Hazard Insurance, Tax Reporting, UCCs, Surveys and Life Insurance policy assignments. Performs a pre-closing review of each assigned loan file to ensure that the file contains the require closing documentation and that each file is following regulatory guidelines and TDECU compliance procedures. Reviews final draft documents for completion and accuracy and ensures credit approval memo, loan approval system and credit agreement are consistent. Reviews and approves Settlement Statements/ HUD ensuring all closing costs are collected. Establishes and onboards borrowers, guarantors, loans, escrow accounts, collateral and fees on the core loan system in accordance with the credit agreement. Ensures the credit union's lien is perfected on related collateral and e-files all recordable collateral documents as applicable. Records required ticklers in department's loan tracking system. Uploads executed loan package into 3rd party document storing systems. Maintains a high level of knowledge of all regulations as they apply to all Commercial products. Completes any other job-related duties needed to help drive to our Vision, fulfill our Purpose, and abide by our Organization's Values. Minimum Qualifications: Education: Associates degree or an equivalent mix of education and experience is a requirement. Licensure: Experience: Five or more years of job-related experience including familiarity with documenting and processing routine to complex commercial and mortgage loans (commercial loan experience preferred).
