DCRA Journeyman HVACR II

This position performs minor to complex maintenance and service as needed to support ongoing facility operations that are initiated through work requests or as dispatched by the control room, call center, or a member of management in accordance with Hospital standards. This position is responsible for maintaining routine and complex preventative and corrective maintenance on heating, ventilation air conditioning and refrigeration equipment and mechanical and plumbing equipment in accordance with manufacturers; specifications. This position will assist or provide support to the HVACR III, controls technician and Team Leader to resolve all issues with the HVACR systems. Responds to all requests in order of priority and assists both with routine-to-complex requests on an as needed basis. Ensures smooth transition of responsibilities to next shift. Responds to all hospital emergencies including but not limited to leaks, odors, fire alarms and etc. Reports all concerns to the designated Team Leader, specialist or manager. This position may be subject to variable hours or shifts. Must be able to perform job functions of the HVAC I positions. Must have valid drivers license and ability to drive hospital vehicles.

Specific Requirements and Preferences

At least 3 to 5 years of related general HVAC maintenance; Working knowledge of all applicable EPA; OSHA standards related to the position. Preferred, 5 years of Hospital HVAC experience.

Required Licenses and Certifications

Valid driver's license to operate hospital vehicles. DCRA Journeyman License for HVAC and Refrigeration; EPA 608.

Functional Accountabilities

HVAC and General Assistance

  1. Conduct safety checks throughout the hospital complex.
  2. Perform complex to minor repairs.
  3. Assist HVACR III, and IV with duties as assigned.
  4. Assist in cleaning all HVAC systems
  5. Clean grills, registers, and associated duct systems.
  6. Assist with other trades as assigned.
  7. Change bearings, belts, couplers, electric motors associated with HVAC systems including pumping systems.
  8. Check, maintain, install, and repair HVAC boxes.
  9. Flush and clean associated HVAC systems and equipment.
  10. Maintain, install and repair steam systems components.
  11. Maintain, install and repair hot water heating systems both domestic and non-potable.
  12. Assist with chemical treatments of all associated systems.
  13. Assist with testing and adjustment of dampers for all systems.
  14. Maintain med gas system pumps, chilled water pumps, domestic water pumps, sewer ejection pumps, and condensate pumps.
  15. Maintain and repair steam system including valves, regulators, and relief valves
  16. Maintain and repair chillers and cooling towers.
  17. Maintain fuel pumps and associated valves, regulators, and controls.
  18. Maintain natural gas systems along with plumbers.


Corrective and Preventive Maintenance

  1. Perform corrective maintenance on equipment in accordance with manufacturer specifications.
  2. Perform preventive maintenance of HVAC systems in accordance with manufacturer specifications.
  3. Maintain corrective tickets, PM cards, project sheets and status board up-to-date.


Quality Assurance:

  1. Take the initiative to identify and report deficiencies in the physical plant of the hospital.
  2. Diagnose and resolve trouble ticket/work orders thoroughly until completed.
  3. Follow up with requestor after completion of a work order to ensure problem has been corrected.
  4. Routinely utilize all safety measures as related to work orders and specific task.


Responds to Emergency Calls

  1. Respond to all emergencies to include but not limited to water leaks and fire alarms and assesses damage; make repairs or notifies appropriate personnel of problems.
