About The Role

We are currently looking for a Construction Loan Processor. This position is responsible for the review, input, management/monitoring, and imaging of all construction loans while adhering to defined procedures and practices utilizing Built Construction Loan Management. This position will also serve as back-up support for Loan Documentation Processing.

The starting salary range for this position is $20.50-$21.00 per hour. All compensation offers are analyzed individually and take into consideration multiple factors including but not limited to geographic location, years of experience, and educational background.

Essential Functions

Construction:

    • Pre-Closing Review:
      • Reviews the approval and terms of the Credit Authorization and essential documentation ensuring the accuracy of the budget and verifies that loan is within the approved LTV/LTC. Assists with the budget and equity requirements for loan closing. Sets up loan budget with the line items for monitoring utilizing bank construction software.
      • Reviews and analyzes all required documents such as builders' risk, workmen's comp, and general liability insurance.
      • Review sources and uses of loan approval and validate all equity requirements of approval have been met.
      • Verify appraisal against appraisal log for amount, approved advance rate, and proper review completed.
      • Pre-construction meetings with contractor, lending staff, and borrower(s) to provide upfront expectations of the draw process and items needed.
    • Draw Process:
      • Ensures timely processing of all construction loan disbursements and provides the highest level of customer service.
      • Reviews, analyzes, and collects all required documents such as change orders, lien waivers, and date down endorsements.
      • Orders and reviews third party inspections.
      • Balances borrower's draw and budget against supporting documentation (invoices) and bank records. Identify insufficient funds in budget line items as well as the overall budget. Obtain approvals for draw and any budget change requests.
      • Prepare and process disbursements while managing associated risks.
    • Imaging:
      • Ensure that all construction loan documentation, completed draws, inspections are scanned and filed in Synergy.
    • Communication:
      • Works with loan officers, title companies, borrowers, builders, inspectors, and other loan processing staff to manage the servicing of the construction project.
      • Provides excellent customer service to client, responding to all inquiries and research requests.
    • Demonstrates compliance with all bank regulations, procedures, and policies for assigned job functions. May be asked to coach or train others.
    • Monitor and track loans with interest reserve.
    • Ability to provide clear and concise verbal explanation of department policies and procedures.

Document Processing:

    • Maintain effective loan verification procedures to ensure proper compliance.
      • Analysis of the lender documentation checklist to ensure accuracy of fees, loan coding and exceptions according to Glacier Bank loan policy.
      • Maintain current knowledge of all facets of the bank's documentation software and core system.
      • Ensure that all compliance regulations pertaining to documentation are met within the scope of the credit.
      • Review title commitments through a comparison to loan request, ensuring the accuracy of the security documents.
    • Provide accurate and timely loan documents to lenders.
      • Monitor and obtain verification of loan approval limits/authorities for each loan.
      • Monitor flood determination information supplied by the lender and Loan Assistants to ensure appropriate documents are prepared by the loan closing date and that they meet regulatory guidelines.
      • Review the documents as each loan is processed, to verify accuracy and completeness.
      • Prepare initial CRA & HMDA source document file in bank's Shared Drive.
      • Remotely print all loan documents to the appropriate bank office.
      • Review other processor loan documents to verify accuracy and completeness
  • Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.
  • Complete required bank training courses within assigned time frame(s). It is the individual learner responsibility to ensure that they understand the information given to them in each training. If the learner does not understand the information given, they need to reach out to their supervisor for further clarification or additional training.
  • Employee must be capable of interacting calmly and professionally with a variety of people from diverse backgrounds at various levels within and outside of the organization.
  • Employee must be capable of regular, reliable, and timely attendance.

About You

Qualifications

Experience

Two to four years of similar or related experience, including time spent in preparatory positions.

Education

A two-year college degree or completion of a specialized course of study at a business or trade school or equivalent combination of education and experience.

Required Knowledge:

Knowledge of Construction Loan Management to include budgets, draws, funding, inspections, lien waivers, endorsements, and supporting document requirements.

Understanding of loan products and services.

Knowledge of loan documentation functions, lien perfection, and related requirements/procedures.

Willingness to develop expert knowledge of Built Construction Management software.

Willingness to develop expert knowledge of LaserPro loan documentation software.

Skills and Abilities:

High attention to detail as well as excellent organization skills to perform in a fast-paced work environment

Ability to prioritize and organize heavy workloads. Demonstrate effective time management skills.

Ability to be assertive, confident, and concise in relaying construction policies and procedures.

Ability to establish and maintain effective working relationships with co-workers, customers, and the public.

Excellent customer service skills.

Working knowledge of standard office equipment including computer with strong typing abilities, multifunction printer, and multi-line phone system.

WORK ENVIRONMENT:

Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise.

Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable and timely attendance. Must be capable of climbing / descending stairs in an emergency situation.

Specific lifting abilities required by this job include: Sedentary work. Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met.

Specific vision abilities required by this job include: The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation/inspection of machines and/or using measurement devices at distances close to the eyes.
