Overview

The Break Time Maintenance & Construction Coordinator identifies, receives, and evaluates maintenance and construction service needs at Break Time Convenience Stores and performs needed improvements or coordinates with vendors to establish and fulfill scopes of work. The Break Time Maintenance & Construction Coordinator also supports Maintenance Technicians in fulfilling routine requests as needed. Assuring safety standards are met which comply with all company, local, City, State and Federal guidelines is of the utmost importance for this position.

Responsibilities



  • Identify and receive improvement requests and concerns.
  • Travel to locations statewide to inspect locations as needed to establish scopes of work, complete projects and/or to validate completion of work by selected vendors.
  • Collaborate with supervisor, when required, for approval prior to commencing work activity, and to maintain a schedule for upcoming and completed work.
  • Communicate with vendors/contractors to review projects, receive bids and evaluate work.
  • Communicate plans of action pertaining to scopes of work with location managers prior to during and after completing work as needed.
  • Coordinate work requests and review and inspect completed work; must be able to explain and validate scope of work, cost and schedule to invoice approver upon request.
  • Enter and track small projects' work orders in work order tracking software.
  • Accurately track projects including use of time and external resources to validate or respond to invoicing inquiries.
  • Work effectively with maintenance dispatching to coordinate both vendor and internal resources for the completion of work as needed.
  • Troubleshoot, diagnose, and repair system and equipment issues as appropriate to the project.
  • Work as part of a crew during installation or improvement to petroleum handling equipment and associated equipment at company locations following direction of more experienced personnel.
  • Conduct service, maintenance, and basic repair work on car wash machinery, food service equipment, beverage dispensing equipment and building systems equipment as directed by supervisor or maintenance administrator.
  • Operate in a safe manner at all times according to company safety procedures.
  • May perform preventative maintenance, painting and cleaning projects as required.
  • Perform after-hours emergency service when required.
  • Travel to Break Time locations throughout the state to perform assigned job responsibilities.
  • Maintain inventory of parts and equipment.
  • Support and understand company policies and procedures.
  • Communicate any issues as they relate to safety or efficiencies to supervisor.
  • Maintain service vehicle, tools, and equipment in a neat, clean, and operational condition.
  • Adhere to proper clocking procedures to accurately reflect hours worked. Manage a flexible schedule with longer or shorter days to allow for timely completion of tasks while minimizing required overtime.
  • All MFA Oil employees are expected to know and adhere to company and position specific policies and procedures. While this job description contains the primary duties of the position, employees may be expected to perform other duties as assigned



Job Requirements



  • High School Diploma or GED equivalent
  • Valid driver's license required
  • Ability to troubleshoot building and equipment maintenance issues
  • Ability to troubleshoot as it relates to evaluating scopes of work
  • Ability to read, understand, interpret and follow construction drawings
  • Strong problem solving and organizational skills
  • Ability to consistently and effectively operate a computer and other office productivity machinery, including handheld devices.
  • Computer knowledge and familiarity with Microsoft Office products
  • Ability to set priorities and goals and develop plans for achieving them
  • Ability to work under timelines and pressure
  • Ability to work both independently and in a team environment Requires physical strength and dexterity to walk, stand, bend, climb, reach, stoop, twist and lift/carry 100 pounds and capacity to work more than 20 feet above the ground with the aid of a ladder, lift or bucket truck as it relates to inspections and assisting maintenance personnel when required.
  • Vision, hearing, speech, and ability to detect odors
  • Job requires contact with hazardous materials, driving and working in adverse weather conditions
  • Ability to work scheduled overtime and be available for on-call rotation for emergency overtime when the need arises by responding to overtime call outs before and after standard scheduled hours of work.
  • Frequent statewide travel. Occasional overnight travel may be required
  • Ability to speak, read, write, and understand the English language to communicate with customers, vendors, coworkers, and supervisors
  • Legal authorization to work in the United States
  • Ability to meet Company requirements, including successful background and MVR check, and drug test



Preferred Skills



  • Training and/or experience in petroleum fuel system or food service equipment maintenance
  • Construction or construction management experience
  • OSHA 10/30 hr construction industry certification
  • Basic plumbing skills, electrical, and carpentry skills
  • Self-starter
  • Ability to grasp new concepts quickly and work at a fast pace
  • Ability to set priorities and goals and develop plans for achieving them
  • Ability to remain organized in planning and coordinating multiple contractors across multiple locations simultaneously
