About the Role

We are seeking multiple Construction Observers/Inspectors at various levels to join our Tacoma Owner's Representative Office (TORO) team.

The TORO team provides Owner's Representative, Project Management, Construction Management, and Alternative Project Delivery consulting services, primarily for public sector clients, including school districts, utility districts, park districts, cities, counties, and municipalities across Western Washington and the greater Puget Sound region. Qualified candidates who are currently located in the greater Seattle, Tacoma, Everett, Kitsap Peninsula or Vancouver markets, or who are willing to relocate, are encouraged to apply.

The TORO team has significant backlog with long-term projects under contract. We offer long-term engagement with clients and opportunities for increased growth and responsibility.

Our Construction Observers/Inspectors will be responsible for onsite observation and inspection of construction projects of varying size and complexity. May work independently or as member of a team under the supervision of a Senior Observer/Inspector.

Our Senior Construction Observers/Inspectors will be responsible for on-site observation and inspection on projects of varying size and complexity. May work independently, as a member of a team, or in a supervisory capacity to a team.

You Will:

  • Provide construction inspection services across multiple projects in Western Washington and the Puget Sound region, commuting to multiple sites.
  • Conduct detailed on-site assessments of construction work, including buildings, sitework, utilities, and off-site projects.
  • Document on-site observations, including weather, workforce, equipment, work progress, safety issues, and discussions, with submission of reports to team members.
  • Ensure compliance with contract documents, including plans, specifications, and quality assurance requirements, while monitoring progress against the contract schedule.
  • Collaborate directly with Contractors, A/E teams, and Owners to verify contract compliance and report on materials and equipment delivered to the site.

Construction Observation/Inspection:

  • High school graduate and 3+ years of experience in architecture, engineering, construction, or project management with experience reading and interpreting construction documents.

Senior Construction Observation/Inspection:

  • High school graduate and 5+ years of experience in architecture, engineering, construction, or project management with experience reading and interpreting construction documents.

General Qualifications:

  • Must be located in or willing to relocate to Tacoma, Bremerton, Seattle, Everett, or Vancouver, with the ability to commute to project sites (valid driver's license and vehicle required).
  • Physical ability to lift up to 50 pounds, work outdoors in different weather conditions, and safely navigate construction sites.
  • Knowledge of construction safety protocols, use of personal protective equipment, and familiarity with common tools like tablets and cameras.
  • Professional licensure, PMP certification, experience with MS Project and Bluebeam, public sector projects, and flexibility with work hours preferred.
  • For senior roles previous experience working on projects for public sector clients. Previous experience delivering projects utilizing APD. (GC/CM and Design-Build)

Compensation Information: Base salary for this position will depend on role.

Construction Observation/Inspection in the range of $50,000-$100,000.

Senior Level Observation/Inspection $75,000-$120,000.
