UDR, Inc. and its affiliated companies are adding a Plumber to support our Salinas, CA portfolio of properties (7 communities).

GENERAL SUMMARY OF DUTIES: Responsible for service and preventative maintenance on a variety of plumbing systems and building configurations. Will work at various assigned communities where plumbing expertise is needed. On-Call is required for emergency plumbing requests. When not assigned to work on plumbing related service tickets, this position will join the service team at their primary community to assist with regular service tickets.

ESSENTIAL FUNCTIONS:

Level 1:



  1. Provide Slab Leak/Pinhole repairs.
  2. Provide drain cleaning " to 4" lines including mains.
  3. Reroute and replacement of supply and main drain lines.
  4. Apply experience and skill in leak detection equipment; Jetting and camera equipment; and preventative maintenance requirements on multifamily buildings.
  5. Respond to requests for service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization.
  6. Complete asbestos related abatement in compliance with local and legal requirements.
  7. Report all deficiencies and or risk management safety issues immediately.
  8. Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
  9. Provide back-up to the service team when there are no plumbing issues including making repairs, filling service tickets, or preparing vacant apartments.
  10. Provide superior customer service to internal and external customers.
  11. Perform other duties as assigned or as necessary.


PERFORMANCE REQUIREMENTS: Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues. Knowledge of an ability to follow proper safety techniques in accordance with Company, community, OSHA, EPA, and departmental policies, procedures and standards.

Must have knowledge and experience with copper, PEX, CPVC, Pro Press and Shark Bite plumbing systems. Ability to travel, when applicable. Knowledge of mold abatement requirements and ability to recognize mold hazards and provide mold remediation. Knowledge of the local and legal requirements for asbestos related abatement.

Demonstrated ability to understand and comprehend instructions. Immediately reports any equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individual(s).

Ability to proactively recognize and implement superior customer service to internal and external customers. Must know and follow the Fair Housing laws. Ability to examine and repair various types of plumbing repairs or improvements.

Ability to exercise initiative and problem-solving skills. Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude

The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. The ability to exert maximum muscle force to lift, push, pull, or carry objects. Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces.

Ability to respond to questions or resolve work scheduling issues. Ability to work in conjunction with Company managers and associates. Must have effective verbal and listening communication skills.

Ability to use a computer and smartphone.

Compensation Range: $29.00/HR - $33.00/HR

TYPICAL PHYSICAL DEMANDS: Some bending, stooping and stretching. Must be able to push, pull, lift, carry or maneuver weights up to one hundred (100) pounds independently and two hundred and fifty (250) pounds with assistance. Requires eye-hand coordination and manual dexterity sufficient to operate tools and equipment. Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair machinery. Regular and consistent attendance on the job is an essential function.

TYPICAL WORKING CONDITIONS: Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Flexible schedules with occasional evening and regular weekend work. Required to participate in "On-Call". Ability to travel extensively, when needed.
