How You'll Contribute to the Team:

The Maintenance Manager provides leadership and support in the day-to-day operations. The position is responsible for the implementation of sound operating and fiscal procedures, budget adherence, procurement, and development of the maintenance teams. Provide extraordinary customer service; create an environment of team work and a culture of accountability. The Maintenance Manager ensures uniformity of policies and procedures while being proficient in trades of maintenance to include plumbing, electrical, appliances, carpentry and HVAC.

Primary Responsibilities Include:



  • Provide leadership and support to the maintenance team at the assigned location. Oversee day-to-day maintenance and preventative maintenance functions including budget oversight, inventory control and procurement, customer service, and training on safety and policy and procedures.
  • Champion the Corvias culture, mission, vision, and values, and instill a customer service focus within the maintenance team.
  • Lead the recruitment and retention of a diverse team of professionals; create accountability and ownership among team members through communication of clear expectations, supervision, and provision of timely performance feedback.
  • Organize team activities to ensure operations are highly productive, resources are appropriately allocated and coordinated, and business goals are met.
  • Assist in the development of the annual maintenance operating budget and manage department expenditures within approved budget.
  • Analyze financial and maintenance operations reports, make recommendations for improvement and implementation.
  • Ensure uniformity of policies and procedures in managing the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, appliances and amenities as well as maintaining proper inventory.
  • Ensure staff and vendors follow all local, municipal and state health, safety and building code regulations.
  • Solicit and evaluate maintenance contract proposals, implement and supervise work safety program, order all maintenance supplies through approved purchase order system, manage maintenance supply inventory, and ensure equipment and vehicles are maintained and safe to operate.
  • Participate in, and successfully complete, all assigned leadership development programs and all other assigned courses.
  • Identify opportunities to grow the Team through training and development utilizing hands-on and classroom type curriculum.
  • Manage the inventory, vehicles, shipping, receiving and recycling of materials and equipment between warehouse and neighborhoods.
  • Other duties as assigned.


Role Specific Requirements Include:



  • High school diploma or equivalent required, college courses or technical school training strongly preferred.
  • 7+ years of progressive experience in residential property management with an emphasis in facility management and maintenance, including 2+ years in a supervisory capacity.
  • Proven competency in 4+ trades including plumbing, electrical, appliance repair, carpentry, masonry, and building construction required; HVAC, OSHA, EPA compliance, or trade skills/licenses a strong plus.
  • Certification as a Universal or Type I /Type II technician from an Environmental Protection Agency (EPA) approved technician certification program preferred.
  • Advanced knowledge of full-cycle maintenance, including preventative, predictive, planned, and make ready programs; Ability to create scope of work for projects and oversee capital projects up to $10,000.
  • Ability to organize and plan the sequence of tasks necessary to complete job assignments on schedule. Experience in tracking progress with inspections, preventative maintenance, turns and capital projects.
  • Ability to professionally interact with individuals of diverse backgrounds and at all organizational levels; effective written and verbal communication skills required.
  • Proven success in budgeting, financial analysis, projections, and expense control.
  • Proven ability to train, develop, inspire, and lead high-performing and high-impact teams.
  • Computer proficiency, including working knowledge of word processing, spreadsheet, and database applications; familiarity with Entrata or property management software a plus.
  • Valid driver's license required with the ability to drive company vehicles.
