This department typically works Monday-Friday between the hours of 7am-5pm.

Supervisory Duties: None

Summary:

Complete routine preventative maintenance duties on bank buildings, furniture, equipment and grounds. Complete minor building repairs including but not limited to electrical/plumbing/hvac, door/lock repairs, paint/drywall and modular office furniture. For more complicated repairs and capital projects, incumbent shall assist Director of Property Management in bidding out, scheduling and supervising outside contractors. Assist Dept. Head and the Purchasing Officer with work orders, projects, large volumes of stock and inventory.

Essential Duties:

  • Complete assigned work orders and routine maintenance inspections in a timely fashion. Purchase supplies and materials as needed following department guidelines.
  • Prepares and maintains weekly, monthly and annual facilities checklist as assigned. Maintains records of scheduled maintenance procedures.
  • Troubleshoot, diagnose and complete minor mechanical, electrical and plumbing repairs. Inform the department head of equipment, maintenance and material needs for all properties. Insure assigned properties are maintained and operating efficiently at all times.
  • Help in bank remodeling projects by moving equipment and furniture so contractor may complete their work. Work with department head to resolve problems as they arise.
  • Ensure parking areas, walkways and entryways are clear of debris, snow/ice or other items that may pose a risk to employees or clients. Performs cleaning and related activities such as snow removal and pickup of trash/debris from building grounds.
  • Utilize work order management system regularly and maintain accurate records of maintenance activities.
  • Provide excellent customer service to internal stakeholders by addressing their facility-related concerns promptly and professionally.
  • Assist with planning, set up and clean up for company sponsored events.
  • Maintain Bank fleet of vehicles; clean vehicles regularly, coordinate completion of routine maintenance.
  • Assist Marketing department by delivering items for community functions.
  • Aid the Purchasing Officer by moving large volumes of supplies.
  • Frequent local travel; must maintain valid Driver's License.
  • On-call duties as required.

Knowledge, Skills, and Abilities:

  • Mechanical experience in changing furnace filters, shutting off gas flow to units and shutting off condensing units.
  • Plumbing experience with unclogging drains, replacing faucets, traps and strainers, caulking, changing out whole toilet units and replacing sump pumps.
  • Electrical experience in setting time clocks, changing bulbs, replacing ballasts, broken sockets, switches and outlets and identifying basic electrical problems.
  • Basic carpentry including adjusting door hardware, installation of cabinets and trim.
  • Miscellaneous maintenance such as painting, drywall patching, replacing/cutting ceiling tiles, replacing carpet/flooring and installation of doors/hardware.
  • Ability to safely use a ladder to accomplish tasks without assistance.

Minimum Requirements:

  • High school diploma and/or industry certification.
  • 1-2 years of experience in construction or property management; ability to read/interpret construction drawings.
  • Prior experience with contractor management and development/solicitation of RFP's.
  • Familiarity with life-safety building codes.
  • OSHA Certification.

The physical demands and duties outlines is meant to be a summary. Work is performed indoors and outdoors, requiring physical effort in maintenance and repair work, frequently lifting of moderate and sometimes heaving objects with or without assistance. The employee should have the ability to work from a ladder and work at heights.

This position requires extensive local, and some statewide travel. Therefore, a valid driver's license and the ability to be insured in accordance with agency standards are required.
