Responsibilities

Maintain close communications with the Land Manager, Project Manager, and Client Representative. Reports Land progress, problems and possible resolution to pertinent issues impeding project completion

- Identifies negative trends, problem issues and implements resolution to reduce or eliminate adverse impacts on overall performance.

- Assure that all Land personnel are orientated as they are assigned to the project; orientates personnel to project polices, guidelines, procedures, safety, and emergency response; Assigns tasks to Land personnel and review requirements for documentation of those tasks. Provides document, record, and report forms and explains the proper completion, distribution, and timing for submittal of forms.

- Monitors Land personnel's performance of activities, completion of documentation, personal conduct, work ethics, and interface with others. Evaluates these actions and provides guidance, coaching, motivation as necessary. Review and approve Land personnel time and expense reports for completeness and accuracy.

- Monitors the overall Land tasks for compliance to project requirements. Identifies changes in work scope, variance in schedule or budgeted costs. Implements and documents the necessary actions to incorporate work changes and if possible maintain progress schedules and budgeted costs.

- Provide guidance and supervision to all aspects of Title/Records Search in abstracting analysis, identification of necessary title curative work, and related documentation to record the process.

- Provide guidance and supervision in the process of securing permits and licenses.

- Provide guidance and supervision to the Document Coordinator and/or Document Specialist in Land information management and the control of related documents, records, and reports. Review and approve pertinent documentation for accuracy, content, as well as consistent formatting before distribution.

- Provide guidance and supervision to Land Representatives in land values, contact and offer strategies, negotiation strategies, guidelines and limitations to owner's construction stipulations, construction damage and repair policies and the related documentation to record the process.

- Ensure the maintenance of documentation, within each area of responsibility, for the following:

- Daily, weekly and monthly status reports.

- Progress by county, state, and total project within each agent's area of responsibility.

- Ensure the transfer of project field records to the client and to TRC office in accordance with TRC quality procedures upon project completion.

- Perform personnel performance evaluations upon termination or job completion.

- Release assigned personnel as they complete their duties and responsibilities, inform the Manager of Land Services of their release.

- Adhere to project Safety Plan

Qualifications

Education:

BA preferred

In lieu of degree, 8+ years of relevant experience

Must have prior supervisory experience

Licenses, Certifications, Credentials, or Other Requirements:

IRWA member with completed course work, Real Estate Licenses preferred. A valid Driver's License is required.

This position reports to the Land Manager when applicable. When not applicable this position reports functionally to the Project Manager and technically to the Manager of Land Services. This position implements project Land policies, guidelines, and procedures; orients Land personnel to project requirements and assigns tasks to those personnel to carry out the performance of Land activities; monitors Land personnel performance and documentation to assure quality, consistency, and compliance to project requirements; guides, coaches, and motivates Land personnel as necessary to meet project schedules, budgets, and objectives. Attends meeting as requested; resolves Land issues with landowners, client representatives, personnel, and the general public that threatens the timely completion of the project Land activities.

Professional Experience:

Skills -- Technical:

- Multiple years of Land experience, including supervisory experience

- Proficient in Microsoft Office products, including spreadsheet and word processing. Experience in Land Database Systems. Knowledge of office administration.

- Ability to demonstrate initiative and assertiveness, the ability to plan and manage work in an efficient manner, and the ability to work well under stress and time pressures.

- Must be detail oriented and have excellent analytical and quantitative skills.

- Must be knowledgeable in the methods and techniques for performing Land Services activities. Must possess competent knowledge and skills in land description and terminology, surface and subsurface rights, Land document analysis, and have excellent negotiation skills.

- Creativity, foresight and mature judgment to identify and resolve business, technical and administrative related problems with Land services.

Skills -- Communication:

- Must have strong verbal and written communication skills and be able to communicate clearly and concisely to prepare reports, specifications, applications, and correspondence.

Skills -- People:

- Able to interact with all levels of management and to work effectively with a wide range of constituencies in a diverse community.

- Commitment to customer satisfaction and the ability to work in team oriented environment.

Physical, Environmental, and Mental Requirements:

- The employee must be able to lift and/or move up to 35 pounds. Employee is expected to use good judgment when lifting or moving office supplies and/or furniture and to seek assistance or wear back support appliances when appropriate. Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus in use of computer monitor and other manual, task-related functions. While performing the duties of this job, the employee is required to sit, use hands and fingers, to handle, or feel objects, tools, controls. Reach with hands

Compensation: In accordance with local law, the below salary range is applicable for the job and location associated with this requisition. Compensation will vary based upon experience, education, skill level, geographical location, and other compensable factors.

Other Compensation: Employee may be eligible for participation in the Company's annual Discretionary Bonus Program which is contingent on Company, Business Segment, and Individual performance against Key Performance Indicators which vary by year and employee.
