Commercial Project Manager

Job Overview:

The Commercial Project Manager is responsible for managing and leading all aspects of a commercial construction project from inception to completion. The role requires collaboration with architects, engineers, contractors, and other stakeholders to ensure project goals are met. The manager ensures the project is completed on schedule, within budget, and complies with all regulations, safety protocols, and quality standards.

Key Responsibilities:

  • Project Planning: Develop detailed project plans, timelines, and cost estimates. Determine resources required, including manpower, materials, and equipment.
  • Budget Management: Oversee project budgets, monitor expenses, and ensure cost-effective measures without compromising quality.
  • Risk Management: Identify potential risks and develop mitigation strategies to avoid delays and cost overruns.
  • Contractor Management: Select, hire, and manage contractors, subcontractors, and vendors. Negotiate contracts and ensure performance meets required standards.
  • Schedule Management: Create and manage project timelines, ensuring all phases of construction are completed on time.
  • Quality Control: Ensure that all work is performed to high standards, meeting building codes, design specifications, and safety regulations.
  • Client and Stakeholder Communication: Serve as the primary point of contact between clients, architects, contractors, and stakeholders. Provide regular updates and address concerns.
  • Compliance and Permits: Ensure all necessary permits, licenses, and inspections are obtained and that the project complies with all local, state, and federal regulations.
  • Team Leadership: Lead project teams, delegate tasks, and monitor team performance. Foster collaboration and problem-solving within the team.
  • Reporting: Maintain regular reporting on project progress, budgets, risks, and timelines for stakeholders and senior management.
  • Key Skills & Qualifications:

    • Education: Bachelor's degree in construction management, civil engineering, architecture, or related field. (Master's degree or PMP certification is a plus.)
    • Experience: Minimum of 5-7 years of experience in commercial construction project management, particularly with new builds.
    • Technical Skills: Proficient in project management software (e.g., MS Project, Primavera) and construction management tools.
    • Financial Acumen: Strong knowledge of budgeting, cost control, and financial analysis related to construction.
    • Leadership & Communication: Strong leadership skills, with excellent written and verbal communication abilities.
    • Problem Solving: Ability to quickly identify problems and develop practical solutions in a fast-paced environment.
    • Knowledge of Regulations: Familiarity with local building codes, safety regulations, and industry standards.
    • Attention to Detail: Ability to review architectural and engineering plans with precision and ensure quality control throughout the project lifecycle.
