Job Description Summary

The Analyst, Sponsor Resolution will review and assess the fiscal condition of affordable housing sponsors, developers, and guarantors whose developments various financing programs. The person filling this role will work in a fast-paced environment within the Asset Management Department and in support of Enterprise's Sponsor Resolution activities. Responsibilities require the application of the individual's expertise with corporate and individual financial statements to evaluate the ability of sponsors and guarantors in transactions to meet their ongoing performance and financial obligations. The Sponsor Resolution team in Asset Management is responsible for actively managing risks to Sponsors in our national portfolio by performing duties such as conducting Sponsor assessments, monitoring Sponsor health, analytical problem-solving, strategic engagement with the stakeholders of their portfolio of assets with a high degree of customer service, while gathering and sharing information from a diverse array of markets and programs.

Job Description

Responsibilities:

The Analyst, Sponsor Resolution will:

  • Create and maintain reports and dashboards to track key performance indicators (KPIs) and identify trends and areas of risk for Sponsors.
  • Review financial statements and prepare multi-year financial analysis spreadsheets for Sponsors/guarantors.
  • Identify salient characteristics brought to light from the financial analysis spreadsheet, communicate findings, and recommend follow-up items to the Director/Sr. Director, Sponsor Resolution; focus on identifying strengths and vulnerabilities in a developer's financial condition, ongoing viability, and ability to support guarantees.
  • Throughout the Sponsor analysis, facilitate internal communication, track Sponsor resolution progress, and document feedback and decision-making.
  • Communicate directly with representatives of sponsors/guarantors, when needed, to better understand the information provided.
  • Comply with policies and procedures established to protect sensitive material submitted by sponsors and guarantors.
  • Assist in creating and updating financial review policies and procedures, including those related to safeguarding financial documents provided in support of the reviews.
  • Perform other special tasks as assigned.

Qualifications:

  • Bachelor of Science Degree in Accounting, Finance, or equivalent and 2+ years of experience required.
  • Directly related experience in auditing and/or financial analysis of real estate development companies and non-profits.
  • Excellent analytical skills.
  • Some knowledge of LIHTC equity underwriting or other real estate feasibility analysis preferred.
  • Effective written and verbal communications skills.
  • Ability to maintain positive, productive working relationships with co-workers and outside partners.
  • Proven capacity to independently coordinate complex activities, prioritize conflicting demands, and meet deadlines.
  • High levels of motivation and ethics.
  • Seeks opportunities to improve current systems/processes/tools, understanding that innovation is valued in our culture.
  • Ability to have flexibility with work schedule.
  • Able to travel as necessary to accomplish the goals for the position.

Physical Demands/Working Conditions:

  • Ability to climb stairs offsite at project sites.
  • When visiting project sites, incumbent may be exposed to varying environmental conditions (e.g., outdoor weather, dirt, dust, and other construction work site hazards).
  • Valid driver's license required.

The base salary for this role is $$85,000 to $95,000, depending on level of skills and experience.

The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance.
