POSITION OVERVIEW AND PRIMARY DUTIES AND RESPONSIBILITIES (ESSENTIAL FUNCTIONS):

Afognak Native Corp has an opportunity for a Facility Maintenance Technician.The Facility Maintenance Technician position oversees and performs the day-to-day maintenance and repair for the Alutiiq Center including all building related systems and grounds as well as providing maintenance service and support to the Tenants of the Alutiiq Center at the level of service consistent with industry standards for a Class A commercial office building.



  • Provide daily maintenance operations for the Alutiiq Center.

    • Conduct, inspect, and diagnose maintenance and repairs to include the following systems: HVAC, plumbing, electrical, structure, finish carpentry and paint.
    • Develop and maintain weekly, monthly & annual building maintenance schedules and records for prevention, replacement, and emergency maintenance in accordance with manufacturer, industry standards, codes, and management expectations.
    • Schedule, coordinate, & manage all building maintenance and contract services including but not limited to HVAC, plumbing and building security systems.
    • Responsible for receiving, evaluating and prioritizing work orders and service requests.

      • Purchase and/or order necessary parts and supplies used for maintenance and repairs and to complete work orders.


    • Perform install, maintenance, and relocation of office furniture as needed.

      • Maintain and manage inventory and storage of office furniture, building equipment and supplies; ensuring chemical storage and SDS files are all compliant with OSHA standards.


    • Maintain exterior features, including but not limited to: sidewalks, exterior lighting, parking lot, lawn and other landscaping.

      • Perform snow removal and ice control for parking lot and all sidewalks and entrances to the facility.


    • Perform on-call response to emergency site maintenance as requested.
    • Notify affected users of any power outages within facility grounds including tenants.
    • Coordinate fire alarm testing and controls systems inspection and submit monthly reports to Safety & Risk Management.


  • Assist with the preparation and solicitation of RFP's for contract services provided at the Alutiiq Center by external service companies.
  • Participate in facility construction projects involving tenants, consultants, and contractors.
  • Perform general cleaning/maintenance tasks necessary to keep company equipment, and tools in operable condition.

    • Review equipment maintenance records and identifies the need for equipment repairs and maintenance.


  • Perform other duties as assigned.


Payrate:$64,937 to $81,161 Annually

REQUIRED QUALIFICATIONS AND EXPERIENCE:

  • High School diploma or GED required.
  • Minimum of four (4) years of experience in building maintenance trades.
  • Holds a valid state driver's license with a clean driving record.
  • Possesses comprehensive knowledge of commercial building HVAC systems, mechanical, electrical, basic plumbing, carpentry, and painting.
  • Proficient in the operation and utilization of hand and power tools, as well as related equipment, to efficiently complete assigned tasks.
  • Capable of operating and maintaining landscaping, snow removal, and ice control equipment.
  • Skilled in reading, interpreting, and working from drawings and blueprints.
  • Demonstrates the ability to adhere to all safety and health regulations.
  • Capable of working both indoors and outdoors, with outdoor work subject to temperature extremes and inclement weather conditions.
  • Willingness to work days, evenings, nights, overtime, weekends, and holidays as required.
  • Must be able to regularly lift and/or move 75 to 100 pounds.
  • Excellent written and verbal communication skills.
  • Highly organized, with the ability to prioritize tasks and meet deadlines.


Other Skills/Abilities:



  • Technical, vocational or trade school* graduate or equivalent preferred.
  • Basic working knowledge of National and local commercial HVAC, Electrical and Plumbing codes a plus.
