Home Loan Advisor I ACCOUNTABILITY STATEMENT The incumbent is responsible for originating residential first mortgage and equity loans and participates in related business development activities. The incumbent ensures that members receive quality mortgage loan origination servicing in accordance with VyStar mortgage lending policies, practices and procedures. The incumbent counsels members and acquires the information needed to evaluate credit applications.

ESSENTIAL JOB FUNCTIONS

  • Travels to assigned branch location to originate residential mortgage loans in VyStar branch and Call Center locations and assists the solicitation of residential first mortgages and equity loans in conjunction with Marketing initiatives. Provide quality service to members and potential members seeking residential mortgage loans.
  • Interview applicants to counsel individual borrowers to ensure that they acquire a loan product appropriate to their individuals' needs and circumstances. Clearly explain loan options to the applicant as well as counsels individual in the home financing process. Acquire and analyze pertinent financial and credit data. Enters data into the point of sale origination software to complete the loan application. Runs DU and analyzes DU Finding and Credit report. Discusses application with member, counsels and answers member questions concerning mortgage loan programs. Requests any additional information required to complete the loan application package prior to submission for processing. Sets proper expectations with the member regarding loan process including but not limited to: Initial Disclosures, intent to proceed, interest rate lock policy, appraisal, loan processing time lines, additional documentation requesting, loan closing. Directs nonmembers to branch staff to establish membership.
  • Maintain communication with all support staff regarding progress of each mortgage loan file and communicate status and information to member.
  • After performing pre-approval counseling by reviewing credit and Direct Underwriter findings assigns viable purchase money transactions, Jumbo loans and 80/10/10 requests to their MLO assigned partner as well as other complicated mortgage transaction as needed.
  • Regularly attends various branch sponsorships to cultivate new mortgages.
  • Regularly attends branch sales meetings. Prepares content for branch sales meetings periodically as a Subject Matter Expert.
  • Attends and helps coordinate branch seminars relating to first time home buyers, seller seminars or buyer's seminars.
  • Acts as main point of contact for information and guidance within the branch and or Call Center setting for members in connection with refinance transactions . Documents communication with the member and/or other interested parties in the loan transaction in the mortgage origination software application.
  • Assists the assigned mortgage loan processor and closer to obtain documentation to ensure a smooth mortgage loan process. Proactively communicates status of loan throughout the loan process to members and other parties to the transaction
  • Makes a concerted effort to attend the mortgage loan closing with the member.
  • Reviews monthly production reports with the Mortgage Loan Officer Manager to ensure goals are being met.
  • Must be able to generate enthusiasm for all VyStar's products and services through the cross-selling process. Cross sells other credit union services.
  • Supports VyStar's mission to become the primary financial institution of our members by providing service in an expeditious and courteous manner.
  • Understands that educating our members and informing them of the products and services we have to offer is the highest level of service we can provide and the key to accomplishing our mission and goals.
  • Strives to meet individual goals by identifying opportunities to cross sell VyStar products and services and make referrals to branch Member Relationship Specialists and other VyStar business partners, i.e. Investment Services, Business Services, etc.
  • Incumbent is expected to demonstrate each of the following VyStar Excellence behaviors and to provide support and feedback to employees assigned to the processing unit to consistently practice and demonstrate VyStar Excellence behaviors in performing the duties and responsibilities of their position.   • Responsible for understanding mortgage department goals as well as Credit Union goals and pro-actively works toward attainment of those goals.
  • Identify and make recommendations to department Mortgage Origination Management regarding process improvements, quality service and increased efficiencies within the department.
  • Performs other duties as assigned.

JOB KNOWLEDGE, SKILLS & ABILITIES

The incumbent should have a minimum of two years prior experience in the mortgage, consumer lending or commercial banking industry preferably. Must pass National NMLS training and obtain NMLS # as well as maintain annual education requirements. Must have and maintain a valid driver's license. Must be self-disciplined and goal oriented worker with a demonstrated ability to work independently. Superior communication skills are required.

Equipment to be used in the daily performance of job duties include mortgage payment calculator, PC, and copy machine is required. Must be able to work independently on a very professional level. Familiarity with conventional, VA, FHA, and equity loan financing as well as the knowledge of all regulations governing mortgage lending is preferred.

Assuming the above prior experience, an incumbent selected for this position should be fully functional and producing consistently in this position within six months.

EDUCATION

The minimum formal education required is a two-year college degree. Work experience may be substituted at a rate of 2:1. The employee must meet and maintain all the requirements as a registered mortgage loan originator employed by a Federally regulated Institution with the Nationwide Mortgage Licensing System and Registry (NMLS). The employee must comply with all provisions of the Act as defined in the Secure and Fair Enforcement of Mortgage Licensing Act of 2008 (S.A.F.E. Act) and credit union S.A.F.E. Act Procedures.

The successful candidate for this job must have excellent communication skills including presentation skills and should have the ability to interface effectively with members, and potential clients to ensure smooth work flow and provide efficient service to members while staying abreast of changing policies and procedures. Continuing education via local conferences and workshops and membership in affiliated mortgage banking associations should be established as time and resources allow for updates on federal regulations and secondary market requirements.
