Job Description

The Associate, Dispositions will develop and execute strategies to effectively dispose of a portfolio of single-family homes across the US, including overseeing direct brokers or third party asset management companies. Responsible for the management of an assigned disposition pipeline of SFR homes across varying stages (e.g., pre-list, list, close) to maximize asset value and maintain velocity goals. Reports to Director or VP of Dispositions.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Oversee the effective sale on a pipeline of 125-200 SFR homes in the US at varying stages
  • Establish market values, evaluate marketing strategies including renovation value add oversight, negotiate contracts and manage via firmwide velocity and execution requirements
  • Collaborate with internal teams to establish repair scopes and budgets to maximize recovery at the property level
  • Monitor internal and external construction vendors to ensure compliance with the company's disposition repair scope and quality standards
  • Direct and manage the relationship with real estate agents and brokers
  • Monitor reports and completion of tasks designed to minimize exceptions and produce strong performance results
  • Maintain exceptional customer service, communication and responsiveness to internal stakeholders, brokers and vendors
  • Negotiate purchase offers to achieve the highest net sales proceeds possible
  • Review purchase and sale agreements to ensure accuracy and compliance with company policy
  • Accurately maintain transaction details in the organization's technology platform and operating systems
  • Conduct thorough market analysis to assess property values, market trends, and competitive positioning
  • Ensure all asset management activities comply with federal, state, and local regulations, as well as company policies
  • Analyze data related to property sales, market trends, and operational efficiency to inform decision-making.
  • Provide regular updates and reports to various stakeholders, including and senior management on asset performance and disposition strategies.
  • Identify and implement best practices and process improvements to enhance the efficiency and effectiveness of asset management.

  • Project Management: Ability to manage multiple projects and initiatives in a fast-paced environment.
  • Negotiation: Strong negotiation skills with high-impact decision-making capabilities

Minimum Requirements:

  • Education: BA or BS in business administration, finance, management, real estate, or related field
  • Experience: 3+ years of relevant real estate experience in acquisitions, dispositions, asset management, or related roles.
