Introduction:

As a Corporate Real Estate (CRE) Manager, Hard Services at ASML, you will play a pivotal role in leading and driving the execution of maintenance and operational programs within the Facilities organization. In this role, you will manage a team of direct reports focused on overseeing and optimizing the performance of an external maintenance vendor operating under an Integrated Facilities Management (IFM) model. Your leadership will be critical to transitioning the department from reactive to proactive maintenance strategies, aligning with ASML's operational goals.

Job Description:

You will oversee the execution of maintenance programs, manage vendor performance, develop & manage operational budgets and ensure compliance with safety and quality standards. This role requires a hands-on approach to developing processes, monitoring key performance indicators (KPIs), and driving continuous improvement within Hard Services operations.

This is a leadership-level position requiring a strategic thinker with strong technical and operational experience, capable of managing teams, collaborating with internal stakeholders, and ensuring facilities performance supports the high-tech semiconductor manufacturing environment.

Role and Responsibilities:

Team Leadership and Management:

  • Directly manage and develop a team responsible for Hard Services, including maintenance technicians and operational support staff.
  • Provide coaching, mentoring, and performance management to ensure the team delivers high-quality, efficient results.
  • Foster a culture of accountability, collaboration, and continuous improvement within the Hard Services team.

Program Development and Execution:

  • Develop, implement, and oversee maintenance programs for infrastructure, utilities, and critical systems to ensure reliability and operational efficiency.
  • Establish and standardize processes, tools, and methodologies that improve the effectiveness of maintenance operations.
  • Transition the team from a reactive to a proactive, preventive maintenance approach.

Operational Performance and KPIs:

  • Define and monitor KPIs to track performance, identify gaps, and implement improvements in Hard Services operations.
  • Analyze maintenance data and trends to optimize resource allocation and reduce unplanned downtime.
  • Drive compliance with safety, environmental, and quality standards.

Stakeholder Engagement:

  • Partner with internal stakeholders to align Hard Services activities with business needs and operational priorities.
  • Serve as the key point of contact for site leaders and other departments regarding infrastructure and maintenance support.

Vendor and Contractor Management:

  • Manage external vendors and service providers to ensure they meet contractual obligations, performance standards, and cost-efficiency goals.
  • Evaluate vendor performance and make recommendations for improvements or alternatives.

Risk and Compliance Management:

  • Identify and mitigate risks related to infrastructure, facilities systems, and equipment.
  • Ensure all maintenance and operational activities comply with company policies, safety regulations, and applicable laws.

Strategic Planning:

  • Collaborate with Facilities leadership to develop short-term and long-term strategies for infrastructure sustainability, capacity growth, and reliability.
  • Support capital and operational project initiatives by ensuring alignment with maintenance goals and successful execution.

Education and Experience:

  • Bachelor's degree in Engineering, Facilities Management, or a related technical field. A Master's degree is a plus.
  • 8-10+ years of experience in facilities management, with a strong emphasis on Hard Services (maintenance and operations).
  • 5+ years of experience leading and managing teams in a facilities or operations environment.
  • Previous experience in high-tech manufacturing environments, particularly in semiconductor, electronics, or similar industries.
  • Demonstrated experience with maintenance programs, building systems, and equipment reliability.
  • Proficiency in CMMS (Computerized Maintenance Management Systems) and other maintenance-related platforms.

Skills:

  • Proven ability to build, manage, and develop high-performing teams.
  • Strong problem-solving and decision-making skills, with the ability to identify root causes and implement sustainable solutions.
  • Excellent verbal and written communication skills, with the ability to present to all levels of the organization.
  • Relevant certifications such as Certified Maintenance & Reliability Professional (CMRP) or Facilities Management Professional (FMP) are preferred.

Other Information:

This position requires access to controlled technology, as defined in the Export Administration Regulations (15 C.F.R. * 730, et seq.). Qualified candidates must be legally authorized to access such controlled technology prior to beginning work. Business demands may require ASML to proceed with candidates who are immediately eligible to access controlled technology.

  • This position is located on-site in Wilton, CT. It requires on-site presence to attend work-related events, training, and meetings and to ensure effective team collaboration.
  • Travel may be required up to 10% of the time to support other sites or initiatives.
  • Physical requirements include working in cleanroom environments, moderate temperature conditions, and occasionally moving throughout the campus.
  • Must be willing to work around lasers, chemicals, and other manufacturing equipment in compliance with safety standards.
