Wage: $78,000 - $90,000/salary Scheduled Work Hours: Monday - Friday, 8 am to 5 pm Position Summary Under the direction of the Associate Director, Asset & Property Management, plan, coordinate and oversee day-to-day maintenance and custodial of the CCHS multifamily housing portfolio. The ideal candidate will have a strong background in facilities management and apartment maintenance. The position requires exceptional problem-solving skills, and the ability to ensure a functional work environment. The position requires a candidate that is fluent in both English (speaking/writing) and Spanish (speaking). Responsibilities:
- Develops and implements preventative maintenance programs to ensure the ongoing functionality of all facilities, including building systems, equipment, snow removal and grounds.
- Develops and implements an inventory tracking system for all equipment and supplies.
- Coordinates repairs and maintenance activities with maintenance staff and external vendors.
- Manages and maintains vendor contracts for landscaping, snow removal, HVAC, pest control and security systems (cameras and alarm monitoring)
- Manages CCHS multifamily housing portfolio maintenance, including staffing.
- Reviews contractor's work for quality assurance and timely completion.
- Establishes and enforces safety protocols to ensure a secure and hazard-free work environment.
- Ensures compliance with local, state, and federal regulations related to building codes and safety standards.
- Maintains maintenance budget of multifamily properties.
- Monitors, purchases, and tracks department equipment, supplies and consumables to maintain sufficient provisions and to aid in budgeting.
- Provides guidance to maintenance staff to correct deficiencies in performance and implement disciplinary procedures if necessary.
- Run routine maintenance inspections.
- Works with asset management to plan for and manage major capital projects in the CCHS multifamily portfolio.
- Available after hours for emergency maintenance and repair, security and snow removal as needed.
- Review and approve invoices for all maintenance, security, and custodial work completed, including facilities utilities.
- Primary contact for urgent maintenance requests.
- Reads floor plans and architectural drawings and technical diagrams to properly maintain building and grounds operating systems.
- Maintains appliance inventory for the CCHS multifamily housing portfolio

Non-Physical Requirements: Education
- High School Diploma or General Equivalency Diploma (GED)
Experience
- 5 years of assignment/related maintenance
- An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job
Special Skills
- Able to work independently.
- Strong knowledge of electrical, plumbing and mechanical skills.
- Proven knowledge or experience in building systems.
- Strong knowledge of pertinent laws and EPA and OSHA regulations governing the handling, storage, and disposal of hazardous materials.
- Working knowledge of Microsoft Office software
- Excellent organizational, time management, and project management skills
- Strong interpersonal and communication skills
- Basic understanding of accounting and finance principles.
- Great leadership and problem-solving skills.
- Must have a working knowledge of general construction and maintenance programs.

- Working experience with Yardi property management software preferred.
- Bilingual (English/Spanish) Required
Licensure, Registration, Certification
- Valid Washington State driver's license and agency minimum required liability insurance
- Must be deemed insurable as determined by Catholic Charities' liability insurance provider
- Must show proof of Hep B Vaccination
