Salary range is $24.04/hour to $52.88/hour with a midpoint of $36.06/hour. New hires typically receive between minimum and midpoint, however, we may go slightly higher based on experience, internal equity and market. GENERAL PURPOSE: Under general direction, the Space Planner performs the full range of professional duties in support of space planning for the Agency; participates in the development and implementation of space planning needs necessary to provide space where Sound Transit staff can be highly productive; provides analysis and other analytical support to assigned project areas; coordinates communication and work activities among Agency staff, contractors, local jurisdictions, and property managers during the various phases of assigned projects. ESSENTIAL FUNCTIONS: The following duties are a representative summary of the primary duties and responsibilities. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional, position-specific duties.
- Collaborates with representatives throughout the Agency to monitor and maintain workstation assignments, floor plans, and anticipated occupancy rates; contributes to and participates in occupancy planning projections and development of options related to staff growth and special facility requirements.
- Develops floor plan concepts that achieve occupancy requirements and meet space planning goals; presents space planning recommendations in a way that gains stakeholder support and achieves consensus.
- Collaborates with Agency staff and contractors to ensure tenant improvement projects are completed per scope, schedule and budget; coordinates and oversees furniture placement and office move activities.
- Lead activities associated with planning and executing department relocations.
- Collaborates with Property Management to locate office space; develops space layouts and designs all necessary Tenant Improvements.
- Develops work plans for space planning projects including writing requisitions, updating change orders, preparing scopes of work, and calculating cost estimates.
- Prepares construction drawings for assigned projects; creates or modifies AutoCAD files to illustrate work to be performed as part of projects; updates the Agency's As-Built files for Operations projects.
- Presents projects to Agency oversight committees, including the Change Control Board and Configuration Review Board.
- Division lead for Eptura or similar space management software.
- Lead for space management within maintenance facilities.
- Establishes and coordinates documentation of all process and procedures for work within the program
- Participates in the establishment and maintenance of the Space Planning Division's budget and purchase orders.
- Provides support to the division/department on matters as directed; serves as staff on a variety of committees as assigned; prepares and presents staff reports and other necessary correspondence; attends and participates in professional group meetings; maintains awareness of new trends and developments in the fields related to area of assignment; incorporates new developments as appropriate; ensures processes, policies and practices are interpreted and applied consistently and effectively; ensures accountability and compliance with all current and applicable state and federal laws, Agency policies and procedures, rules and regulations.
- Manage the repair or replacement of furniture under warranty.
- Maintain awareness of new trends and developments in the fields related to area of space planning; incorporates new developments as appropriate.

MINIMUM QUALIFICATIONS: Education and Experience: Bachelor's degree in Drafting, Design Technology, Architecture, Interior Design, Project Management, or closely related field and three years of experience in performing project coordination and research work that involves the use of AutoCAD and reading plans, and space planning coordination and monitoring; OR an equivalent combination of education and experience. Required Licenses or Certifications:
- Valid state driver's license. This position's portfolio includes all OMF (Operations and Maintenance Facility) locations and warehouses in order to oversee and participate in move activities.
Required Knowledge and Skills:
- Project coordination skills in scheduling, organizing, planning and implementing work programs with limited scope; ability to manage multiple tasks, set objectives/goals and re-prioritize as needed.

Physical Demands / Work Environment:
- Work is performed in a standard hybrid office environment.
- Position is responsible for moving and set up of equipment such as chairs, carts, etc. May be subject to bending, crawling, pushing, pulling, talking, seeing, and lifting up to 25 pounds.
