Responsibilities
Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime. Familiar with white space and lab environments. Ensure the highest level of professionalism, and commitment to achieving the goal of 100% uptime of critical systems such as: Generator, ATS, UPS, Life Safety Systems, PreAction Systems, etc. Performs a wide variety of complex operating procedures to ensure the proper operation of heat pumps, chillers, lab utilities, emergency generator operation, UPS, and others. Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices. Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures. Executing a wide variety of maintenance and repair work in relation to the installation, maintenance, and repairs of heat pumps, chillers, HVAC equipment, and building equipment and infrastructure in general. Supervise and implement the preventative maintenance program,include but are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, change management system, vendor coordination / planning, preparing / presenting MOPs, SOPs, EOPs, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory. Review executed work orders, logs, forms, and related documentation on a daily basis to help ensure they are complete, current, and reflect the tasks as performed, and are appropriated filed in the CMMS (Corrigo). Ensure all safety, environmental, and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work. Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures. On call, After Hours Work Required Skills and Experience Familiarity with clean room or labs spaces, a plus. High school diploma or GED equivalent 5+ years of construction or building engineering related experience is preferred Ability to diagnosis problems, make sound decisions, prioritize, schedule and complete multiple tasks Proven safety record and compliance to safe work practices Experienced with various types of hand tools and use of diagnostic equipment Able to work in close spaces such as closets, crawl space and able to work on roofs of buildings. Interpret engineering drawings and equipment manuals Physically able to operate electric hand tools, work on a ladder, carry tools and lift and carry up to 70 pounds Proficient computer skills including e-mail, word and excel Exposure to a CMMS system, such as Corrigo a plus |
