KEY ACCOUNTABILITIES

LEADERSHIP

  • Integration with Regional Leadership and other JLL Service Lines (Market Planning, Occupancy Planning, Facilities Management, Transactions, Engineering, etc.)
  • Liaise with the Project Management Platform on account
  • Liase with global counterparts to share best practices and building team connections
  • Demonstrate high energy positivity supporting a solution-oriented environment
  • Lead and inspire high-performing project teams

RELATIONSHIP MANAGEMENT | CLIENT SERVICE

  • Deliver exceptional client service
  • Develop strong client relationships to ensure clarity around project scope and external influences
  • Maintain strong working relationships with key Real Estate Services (RES) clients
  • Drive the "Trusted Advisory" culture throughout all levels of the team
  • Ensure your team is fully aligned and exceeds cascaded Client targets
  • Make certain your team fully supports RES programs and initiatives and proactively identify efficiency opportunities in process
  • Build partnership and fellowship with JLL PDS platform and market teams

PEOPLE MANAGEMENT

  • Responsible for employee management of 3-5 employees
  • Selection and onboarding of variable PM resources across the Americas
  • Create an environment where direct reports are engaged and are committed to both JLL and client values and goals.
  • Ensure compliance with HR policies and talent practices such as midyear and year end reviews
  • Work to establish succession plans, career development plans, conduct regular one-on-one coaching meetings and lead weekly team meetings
  • Ensure accurate data is provided to support resource models and align project manager skill sets with work assignments and balance project workload within team

CONTRACT MANAGEMENT

  • Complete adherence to all contract related policies and procedures, approvals, and documentation and manage the project team to deliver an exceeding score on all contract KPI's.
  • Drive the achievement of the JLL initiatives and strategies designed to bring long terms benefit to the company and the account.
  • Hold yourself and the team accountable to achieving the designated goals.

CRITICAL COMPETENCIES

  • Proficient in managing all phases of construction projects, including budgeting, schedule, submittals, and change management.
  • Expertise in cost estimation of office and lab space (wet & dry), contract negotiations, project scheduling and financial oversight
  • Lead project planning efforts, including goals, schedules, budgets, and assumptions aligned with client objectives
  • Ability to collaborate with architects, contractors, and client stakeholders.
  • Financial Acumen: Provide accurate financial forecasting, variance explanations and commitment to annual spend goals
  • Risk & Efficiency Optimization: Establish and refine best-in-class practices, governance models, and performance indicators to ensure project excellence
  • Financial & Budget Oversight: Manage regional CAPEX/OPEX budgets, optimizing financial strategies and controls
  • Strategic Partnerships: Cultivate key relationships with contractors, vendors, and regulatory agencies to facilitate seamless execution and permitting
  • Analytical and Strategic Thinking: Ability to analyze complex problems, evaluate options, and make informed decisions to drive successful project outcomes aligned with organizational goals.
  • Communication and Influencing Skills: Exception written and verbal communication skills, with the ability to effectively convey complex ideas and influence key stakeholders
  • Adaptable and Resilient: Ability to work in a fast paced, dynamic environment, manage multiple priority simultaneously, and quickly adapt to shifting project requirements.

CORE RESPONSIBILITIES

  • Manage Project Capital and Expense plan for assigned team.
  • Manage PDS P&L for Americas Team
  • Oversee/Lead project kickoff meetings to align responsibilities and expectations among stakeholders
  • Oversee due diligence and ensure timely delivery of required documentation
  • Oversee the procurement and management all project related resources (A&E, GC's. client suppliers, etc.).
  • Oversee Project Manager in development of timeline and subsequent management of risks to timeline.
  • Monitor Bid Tabulations, Purchase Orders, and Change Order proposals.
  • Provide accurate financial forecasting, variance explanations and commitment to annual spend goals.
  • Adherence to capital closeout goals and capital asset depreciation policy.
  • Ensure quality control standards for construction are met (client design standards / guidelines, standards, and specifications).
  • Formulate comprehensive project budgets using historical benchmarks and clearly defined assumptions
  • Guide clients and project teams through the design and implementation phases, from conceptual to final documentation
  • Prepare and manage RFP processes for vendor and contractor selection
  • Define and execute processes for proposal evaluation, vendor selection, and contract awards
  • Track and report project performance, ensuring alignment with critical path timelines
  • Monitor vendor performance to ensure adherence to contracts and client standards
  • Identify and escalate potential risks and liabilities to senior leadership
  • Support the implementation of best practices and continuous improvement initiatives
  • Coordinate client communications related to relocation and facility turnover
  • Ensure timely management of accounts receivable in accordance with financial targets

EDUCATION AND EXPERIENCE

  • Bachelor's degree required, preferred in construction management, architectural, or engineering.
  • 10+ years of documented, progressive experience in project or construction management with knowledge around property and transaction management.
  • Must have experience leading high-performing teams both in local offices and remote locations.
  • Proven ability to contribute to or lead business development initiatives
  • Solid understanding of architectural documentation (MPE), space planning, and furniture systems
  • Extensive experience in a corporate client-focused, results/metrics-driven organization.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Excellent verbal and written communications skills via 1:1 and group interactions/routines, PowerPoint presentations and email.
  • Proficient in Microsoft Office, Project Management software, Smartsheet
  • Flexibility to travel and adjust work hours as needed

Estimated total compensation for this position:

130,000.00 - 160,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
