Summary of Job Description:

The LNN Property Management Representative investigates, negotiates, and resolves disputes with landlords of non-traditional and new concept locations.This position is responsible for lease administration including conducting desktop audits of year-end reconciliations, creating new store profile and maintaining the databases.The LNN Property Management Representative also reviews and approves all moderate to advanced charges/expenses for accuracy, verifying them against the lease, resolves outstanding property management issues, and serves as the liaison between local operators and landlords.This position works closely with Operations of our non-traditional and new concept locations to develop an understanding of their business needs and ensures operational compliance in our non-traditional venues.

Responsibilities

  • Investigates, negotiates, and resolves property management disputes with landlords with moderate supervision, while maintaining relationship with landlords. Navigates the typical ambiguity of nontraditional leases, interpreting flexible language and managing unique landlord-tenant dynamics.
  • Reviews and approves all moderate to advanced charges/expenses (e.g., CAM) for accuracy, verifying them against the lease.
  • Works closely with Operations to develop an understanding of Operations' business needs and ensures operational compliance in our non-traditional venues. Attends regional meetings and makes presentations.Runs reports for Operations leaders and analyzes and resolves lease-related issues..
  • Performs property inspections. Duties include but not limited to: Oversees completion of repairs and maintenance issues, monitors move-out of stores and enforces the rules of occupancy and vacancy for the shopping center, such as co-tenancy operating hours, etc..Ensures operational compliance in our non-traditional venues.
  • Prepares Lease Term Sheets (LTS) for new stores in a timely and accurate manner with minimal errors.
  • Analyzes trends to identify broader issues and recommends solutions.Prepares and analyzes various reports as requested by other departments.
  • Maintains the accuracy of the databases used by LNN, which includes tracking critical dates, lease abstracts, and lease summaries.

Qualifications - External

Your background and experience:

  • Bachelor's degree required, preferably in accounting, finance or real estate
  • Minimum three years of relevant experience required
  • Successful completion of initial and periodically required trainings.
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.

Pay Range: P2: $72,500- $101,500 per year

* Within the range, individual pay is determined using various factors, including work location and experience.
