Join our team as a Regional Maintenance Manager!
Location: Based anywhere in Wisconsin or Illinois
At Gorman & Company, we believe that well-maintained homes are the foundation of thriving communities. We're looking for a hands-on, strategic leader to serve as our Regional Maintenance Manager, overseeing operations across a portfolio of multifamily properties throughout Wisconsin and Illinois.
This role is ideal for someone who knows what it takes to lead high-performing maintenance teams, is passionate about delivering safe and well-maintained homes, and isn't afraid to dive into the details while driving big-picture results.
What You'll Do
You'll be the go-to leader for all maintenance-related operations across your region. That includes:
- Leading and mentoring on-site maintenance teams across multiple properties
- Driving consistency in service delivery, safety practices, and maintenance standards
- Overseeing daily repairs, unit turns, capital projects, and seasonal maintenance needs
- Diagnosing complex issues and guiding teams through HVAC, plumbing, electrical, and structural repairs
- Managing budgets, vendor relationships, inspections, and compliance
- Supporting hiring, onboarding, and professional development of maintenance staff
- Responding to emergencies and ensuring 24/7 coverage across the portfolio
- You'll work closely with property leaders and vendors, while staying deeply connected to the day-to-day needs of residents and staff.
What You Bring
- 5+ years of property maintenance experience, including multi-site or regional oversight
- Strong knowledge of all major building systems and trades (HVAC, plumbing, electrical, etc.)
- HVAC EPA Universal certification and Certified Pool Operator (CPO) credentials
- Prior experience in affordable or multifamily housing
- Excellent leadership, coaching, and communication skills
- Budget management and capital planning experience
- Ability to travel throughout WI and IL, including occasional overnight stays
- Tech-savvy with experience using RealPage or other property management software preferred
