Join our team as a Regional Maintenance Manager!
Location: Reside anywhere in Wisconsin or Illinois
Gorman & Company is looking for a skilled, solutions-focused Regional Maintenance Manager to oversee property maintenance operations across a diverse portfolio in Wisconsin and Illinois. You'll serve as a strategic leader, trainer, and hands-on problem solver-traveling between properties to support on-site teams, ensure operational consistency, and elevate the standard of care we deliver to residents.
As Regional Maintenance Manager, you will be responsible for leading maintenance operations across multiple properties. This includes managing capital projects, supporting inspections, coaching maintenance staff, and ensuring compliance with company standards and safety protocols. You'll be an integral resource for site teams and property leadership-jumping in where needed, solving tough issues, and keeping maintenance operations running smoothly. This is a highly mobile role ideal for someone who thrives in a fast-paced, field-based environment and is energized by developing people and improving processes.
Your key responsibilities will include:
- Traveling throughout Wisconsin and Illinois to supervise and support property maintenance teams
- Overseeing repairs, unit turns, capital improvements, and emergency response protocols
- Diagnosing and guiding complex maintenance issues (HVAC, plumbing, electrical, etc.)
- Supporting hiring, onboarding, training, and performance development for maintenance staff
- Leading inspections and ensuring compliance with regulatory standards (EPA, OSHA, INSPIRE, etc.)
- Developing and monitoring preventative maintenance programs
- Creating and managing maintenance budgets and vendor relationships
- Partnering with site and regional property managers on long-term planning and capital projects
What You'll Bring to the Role
- 5+ years of experience in multifamily housing or property maintenance, with regional or multi-site oversight
- HVAC EPA Universal Certification and Certified Pool Operator (CPO) required
- Strong knowledge of building systems, codes, safety standards, and trade-specific repairs
- Previous leadership or supervisory experience
- Ability to travel regularly across WI and IL, including overnight stays
- Experience using property management platforms (RealPage preferred) and standard business tech tools
- Excellent communication, time management, and problem-solving skills
