The Strategic Leasing/Asset Management Director for Inova Health System's Real Estate Department is focusing on working on the business space portfolio, which consists of office assets across Northern Virginia and Maryland. The overall team consists of third-party property managers for owned assets, a lease administrator, and a finance manager, and are responsible for >1 million SF and >30 assets. The successful candidate will be a pivotal member of the Real Estate team managing the internal and external office / healthcare space portfolio strategic planning and leasing. The focus of the role will be in creating and implementing value-added initiatives and risk mitigation strategies for the portfolio to deliver optimal asset performance.

Job Responsibilities:



  • Hold strategic discussions with the Ambulatory Marketing Development (AMD) team to see where our current leasing needs are throughout the system and plan for our space needs.
  • Coordinating leases and subleases with our external brokerage teams and legal team while managing the team members who maintain the records in the Lease Harbor (DRES) system, managed by Donohoe Real Estate Services while being a liaison between the brokers, AMD, and the end users.
  • Collaborate with consultants and external agents to understand the healthcare space markets (trends, values, competition).
  • Partner and oversee the lease administrator and accountant to ensure that all tenant improvement (TI) allowance requests and payments are tracked, reviewed accurately, and reimbursed or paid out in a timely fashion.
  • Managing our third-party property managers, Avison Young & Donohoe, for the performance of the assets they manage on Inova's behalf to ensure accountability and performance through regular management meetings and quarterly performance with reference to agreed key performance indicators (KPI's), if applicable.
  • Review and approve all operational expense costs in addition to any funding requests from the third-party property managers.
  • The Candidate, in conjunction with the Real Estate Finance team will ensure external rent payments are made in the correct amounts (including any potential operating expenses and real estate taxes) including review of all annual common area expense reconciliation requests. The individual will also manage, respond to, and resolve inquiries on rent payments and other lease and sublease-related issues while tracking critical dates on leases.
  • Track income lease buildings that are owned by Inova - Intercompany Assets, ground leases where Inova is the Ground Lessor, and expense leases (where Inova does not own the asset and is a tenant).
  • Collaborating with the team to devise and recommend the strategy and specific initiatives for individual assets and how they operate.
  • Formulating and executing asset management strategies and plans for the portfolio. Responsible for the overall positioning of assets as well as the enhancement of cashflow and asset value, while maintaining good relationships with tenants.
  • Collaborating with the team (finance manager and lease administrator), external Property Managers and the brokerage to ensure all tasks are completed timely and accurately.



Minimum Requirements:

Experience - 5 years of experience in Health Care, Construction Management, Project Management and or Facilities Management

Education - Bachelor's degree in related field (or relevant experience in lieu of degree equivalent to 4 years

Preferred Requirements:

At least ten (10) years of experience in leasing and or property management in the office/MOB sector with understanding of leasing, property fundamentals, construction for office assets.

Strong people skills and good verbal and written communication skills with an ability to work collaboratively.

Strong numeracy, financial and computer skills including MS Excel and an ability to understand key performance drivers for operational performance.
