The Director of Distribution and Commercial Strategy for HEI Home Host is responsible for shaping and driving customized revenue strategies across a dynamic collection of vacation rental properties. This role requires a strategic leader who can balance the individuality of each unit with commercial performance goals. Director of Distribution and Commercial Strategy leads revenue optimization efforts across all segments and channels, collaborating closely with owners and operations teams to deliver topline results that align with each unit's unique market position and guest experience.
The position oversees monitoring of transient, group pricing and analysis of trends and future demand to guide rental units in establishing their unique strategies. Director of Distribution and Commercial Strategy will also lead system implementation analysis/efforts across our HEI Home Host portfolio and development/training of our leaders in these systems. The position requires regular travel.
Essential Duties and Responsibilities
- Develop, implement and continuously refine revenue management strategies for each vacation rental unit, ensuring alignment with market trends, guest profiles and business goals.
- Partner with Sales, Marketing, and Operations to align rate strategies with positioning, promotional calendars, and guest experience objectives unique to each rental unit.
- Lead implementation and ongoing use of RMS, CRS, and distribution platforms tailored to the vacation rental space. Provide ongoing training and support to property leaders on leveraging systems to drive results.
- Review, recap, and provide summaries of market forecasts/performance to existing owners in order to ensure the strategy is understood and aligned.
- Participate in prospective owner meetings to present what we offer to owners that contract with HEI Home Host and meet unit growth targets.
- Conduct regular rental visits/inspections to ensure commercial strategy aligns with the offerings of each unit.
- Leads strategy to ensure RevPAR Optimization by analyzing/forecasting demand and establishing effective selling strategies, oversell strategies, and optimal market mix of group, transient and other revenue streams.
- Lead for systems implementation, set up and execution of strategies.
- Participates in weekly meetings to provide support and training for local operations, finance, and marketing leaders and ensures compliance with HEI strategies.
- Ensures alignment with owners, often educating them on our strategies and long term goals.
- Works with other Senior Revenue Management Leaders to ensure execution of overarching goals.
- Provides oversight in hotel budgeting and business planning for upcoming years.
- Works with the Operations Managers, Sales and Reservations Leaders to establish and track performance to key strategic plans.
- Ensures Forecasts are submitted and validated by established due dates and in line with HEI and Owner guidance; against most recent strategies, trends and pricing protocols.
- Must meet quarterly balance sheet score standards as provided by supervisor.
- Performs any other job related duties as assigned.
Qualifications and Skills Education and Experience
- Bachelor's Degree in Hotel Administration, Business, Marketing, Finance or relevant field of work preferred.
- A minimum of 7 years of revenue management experience preferred.
- Previous experience in vacation rental commercial strategy with extensive knowledge of Track PMS and preferred experience with Synxis.
Knowledge, Skills and Abilities
- Strong analytical skills, ability to identify relevant data and use it to draw inferences with reference to impact rental unit revenues.
- Extensive knowledge of hotel positioning across multiple markets, types of hotels and different brand systems.
- Effective verbal and written communication skills. Ability to adapt communication style to suit different audiences, such as effectively communicating with supervisors, coworkers, public etc.
- Self-driven with a high level of attention to detail and ability to work on own.
- Ability to lead and/or develop and work alongside other leaders with varying levels of experience.
Working conditions Travel to properties across the US and work across eastern and pacific time zones as needed This role will require frequent travel up to 50% of the time.
Compensation Salary Range: $120,000.00 - $140,000.00 Annually
