Purpose of the Job

The Building Engineer is responsible for the overall maintenance of Truliant's corporate facilities and support locations, including building systems and grounds. The role maintains all building equipment, work order requests, as well as all aspects of maintenance and equipment repair, including plumbing, carpentry, electrical, painting, and HVAC systems. The Building Engineer performs preventative and predictive maintenance; troubleshoots and repairs property by self-performing or coordinating the subcontracting of work as required. Responsibilities also include maintaining critical facility infrastructure systems - life safety and emergency power generators, UPS systems, ATS's, PDU's, CRAC Units, glycol cooling systems, and fires suppression systems.

Essential Functions and Responsibilities

  • Conducts preventative and predictive maintenance inspections on equipment, buildings, grounds and other structures to detect needed repairs utilizing pre-established inspection forms.

  • Maintains the condition of equipment, buildings, and structures by performing a variety of skilled repair tasks in the areas of carpentry, painting, drywall, floor coverings, ceilings, doors, fitting locks and handles, elevators, etc.

  • Leads operation, maintenance, and optimization of complex building systems (HVAC, electrical, plumbing, fire/life safety, BAS), including diagnostics, system upgrades, and lifecycle planning.

  • Manages capital projects, renovations, and contractor work, ensuring compliance with technical specifications, safety codes, and regulatory standards (e.g., OSHA, NFPA, local building codes).

  • Performs a variety of skilled tasks maintaining critical infrastructure to include building life safety and emergency power, UPS, ATSs, PDUs, CRAC Units, glycol cooling, and fire suppression systems, etc.

  • Performs a variety of skilled tasks in plumbing maintenance to include replacement or repair of flush valves, seals, water heaters, leaks, unclogging drains, etc.

  • Monitors operation, repair, and maintenance of HVAC systems, including chilled water pumps, valves, piping, water chemistry, RTU, split and packaged heating and ventilation equipment, bipolar ionization, etc.

  • Utilizing the Building Automation System/Building Management System (BAS/BMS), adjust, calibrate, and maintain automatic temperature controls, lighting controllers, variable frequency motor drives, valve and damper actuators, pneumatic and electronic control systems, and other similar type equipment. Components not on the BAS/BMS will be manipulated individually.

  • Drives energy efficiency, sustainability initiatives, and asset performance, using data analysis, CMMS, and building automation systems to reduce costs and support environmental goals.

  • Completes electrical maintenance to include replacement of lamps/bulbs, cords, outlets, switches, fixtures, etc.

  • Participates in moving furniture, furniture delivery and installation, workstation setups, disconnecting/reconnecting equipment, and planning/coordinating with internal and external stakeholders.

  • Creates work orders and performs preventative maintenance work orders as scheduled.

  • Provides technical leadership and team oversight, including mentoring junior staff, coordinating with property management and vendors, and maintaining detailed engineering documentation and reports.

  • Reviews and approves completed work orders for labor hours, appropriate turn-around time, and reviews invoices to assure accurate and appropriate charges.

  • Provides support and assist with General Services operations as requested.

Knowledge, Skills, and Abilities

  • Must possess a strong safety attitude and work ethic

  • Must be able to use common tools, including hand, power and specialty tools and meters

  • Must have technical knowledge and experience in electrical and mechanical support systems, including power distribution systems, emergency power, HVAC, and fire alarm and fire suppression systems

  • Must have a sound understanding of standard concepts, practices, procedures, regulations, and compliance within the building services environment

  • Must have excellent communication skills in English, both verbal and written; being bilingual is a plus

  • Must have the ability to define problems and develop solutions

  • Must have the ability to read, interpret, and understand basic e-mails and general communications

  • Must have the ability to understand and interpret manuals, schematics, blueprints, drawings, floor plans, and schedules

  • Must have the ability to read and interpret manufacturers' operating and maintenance specifications as they relate to electrical, mechanical, plumbing, HVAC, and special equipment, building structures, and finishes.

  • Must be able to effectively work with co-workers and with suppliers, vendors, and contractors for all assignments and work orders

  • Must be detail-oriented, with strong organizational skills

  • Must be able to work in a general office environment

  • Must be flexible and able to shift resources and priorities as required

  • Must work required hours and be available during non-work hours as needed, and respond to emergency calls in a timely manner

  • Must be able to complete all assignments with minimal supervision

  • Must have the ability to operate a motor vehicle and possess a valid driver's license

  • Should possess a strong commitment to providing excellent service to Truliant's members

Physical Requirements

  • Color vision

  • Frequent standing, walking, bending, kneeling, and stooping required

  • Ability to climb a ladder and step ladder

  • Able to work at heights

  • Occasional crouching and crawling required

  • Must be able to sit at a desk for extended periods of time and use a computer

  • Must be able to moderately lift or move up to 50 pounds and occasionally lift or move up to 75 pounds

Work Environment

  • Occasionally exposed to electric circuitry

  • Occasionally exposed to elements of the weather

  • Noise levels at times may be higher than normal

  • Operation of company vehicles and travel is required

  • Inspection of new or ongoing construction of facilities operated by Truliant

Education and Background

  • Bachelor's or Associate's degree in (HVAC, Mechanical, Building Sciences etc.) or equivalent is required

  • Minimum of five (5) years in building construction, mechanical equipment or facility management, third party service provider or as a consultant required

  • Experience in purchasing of goods or services and working with outside contractors

Preferred Certifications:

  • BAS/BMS system training (e.g., Trane, Siemens)

  • NICET certification in Fire Protection Systems

  • Generator and UPS system training

  • Certified Building Engineer (CBE), FMP, or equivalent

  • EPA Universal Refrigerant Certification

  • OSHA 10/30 and/or NFPA 70E Electrical Safety Training
