As a Senior Facilities Manager, you will lead the operational excellence of our physical spaces at our Pleasanton sites. This is a critical leadership role that will be responsible for all site operations including maintenance (preventative and corrective), utility operations, small facilities projects, space management, janitorial and snack program. You will act as a strategic partner to management throughout the 10x network and will collaborate with external providers and relevant agency and community representatives. What you will be doing:
- Plan and manage all building maintenance for Pleasanton 10x sites. Areas of responsibility include but are not limited to preventive and corrective building and site maintenance services, and design/implementation of small to mid-size capital projects.
- Lead and inspire a high-performing team by setting clear expectations, providing mentorship, and fostering an environment of continuous professional growth.
- Assure safe, timely and high-quality execution with proper documentation of all maintenance activities by regular employees and/or contracted maintenance staff.
- Prepare and organize technical documentation including, but not limited to: Cleaning, Operations and Preventive Maintenance procedures; investigation reports; discrepancy response; corrective actions.
- Oversee and manage the Computerized Maintenance Management System (CMMS) used for scheduling and documenting all maintenance activities for facilities, utilities, grounds and equipment.
- Oversee and manage Workplace Services: space planning (adds, moves and changes), snack and lunch program, janitorial services and landscape maintenance.
- Recommend vendor and contract service provider selection, developing the means and measures for selection. Analyze quotes to present options and recommendations. Provide point of control between consultants and the company and oversee the work of numerous outsourced service providers.
- Prepare and manage operating budgets and track costs and scheduling information for building operations and capital improvement projects. Review all facility related invoices. Ensure operations and projects meet 10x expectations for quality and costs. Track expenses and deliver cost savings.
- Lead the 24/7 response to unforeseen emergencies, power, or building service disruptions, acting as a crucial communication conduit to leadership and employees.
- Lead and manage insurance audits and recommend improvements to meet the requirements.
- Foster a culture of collaboration and continuous improvement by sharing best practices with peers across the global 10x network.
Minimum Requirements:
- Bachelor's degree in an Engineering, Construction or Management discipline.
- Well versed in BMS (Building Management Systems) EMS (Equipment Monitoring Systems) and CMMS (Computerized Maintenance Management Systems).
- 15+ years of progressive responsibility in Facility Management.
- 10+ years of supervision/staff management.
- 10+ years managing in a regulated environment.
- Ability to mentor, develop and inspire staff to achieve their potential.
- Excellent verbal and written communication skills.
- Ability to understand and analyze construction drawings, schematics, specifications, codes, and handbooks.
- Thorough knowledge of buildings-mechanical, electrical, plumbing, fire protection, control and alarm systems and codes.
- Demonstrated ability to remain calm and decisive under pressure during emergency situations.
- Ability to prioritize and delegate a high number of simultaneous tasks.
- Ability to work with spreadsheets and develop budgets.
- Must be able to work in controlled or clean room environments requiring special gowning.
- Well versed in Lean processes/principles; 6S, Total Productive Maintenance, Kaizen, etc
- Must be able to lift, carry, push and/or pull 50lb of equipment or supplies.

Below is the base pay range for this full-time position. The actual base pay will depend on several factors unique to each candidate, including one's skills, qualifications, and experience. At 10x, base pay is also just one component of the Company's total compensation package. This role is also eligible for 10x's equity grants, its comprehensive health and retirement benefit programs, and its annual bonus program or sales incentive program.
