Maintenance Technician

The Maintenance Technician helps support property management team members in achieving their goals by providing maintenance and repair services on retail, industrial, office and multi-family properties. The tasks required of this position will require flexibility, excellent organization and attention to detail. This position will report to the Property Manager.

Job Description

Conduct property inspections and submit deficiencies and/or requests for expenditures associated with repairs, upkeep, and improvement to the property manager.
• Perform scheduled and nonscheduled general repairs, installation and maintenance to ensure continuous and safe operation of commercial properties.
• Directly or indirectly support all exterior grounds activities, including landscaping, grounds keeping, parking lot maintenance and other exterior areas as needed.
• Perform painting, light carpentry and minor electrical and plumbing repairs.
• Directly or indirectly support the installation, maintenance and repair of HVAC, electrical, plumbing systems, and water distribution, including fire suppression.
• Competent knowledge of OSHA safety standards, the use and care of tools and equipment used in facilities and grounds maintenance and property repairs
• Interact with tenants, visitors, customers, governmental officials and contractors in a professional, timely and courteous manner.
• Respond to tenant/manager work requests.
• Respond immediately to emergency situations and Tenant/Customer/Client concerns.
• On call rotation for after normal business hours emergencies.
• Perform all work to industry standards and maintain a professional manner and appearance at all times.
• Perform other duties as may be assigned by supervisor.

Qualifications

• High School diploma or equivalent
• 5+ year's maintenance or related experience
• Polished appearance with a high level of professionalism
• Ability to communicate effectively
• Enthusiastic team player
• Works with a sense of urgency
• HVAC certification is a plus but not a requirement
• Proficient computer and email skills
• Self-starter with ability to complete tasks in a timely manner
• Physically mobile with reasonable accommodations including ability to push, pull, carry and lift up to 80 lbs and the ability to push, pull, reach, bend, twist, stoop, stack, crouch, climb, kneel and balance as part of performing job tasks
• Must be able to read and write in English
• Basic math skills such as adding, subtracting, fraction decimals, percentages, etc.
• Ability to define problems, collect data, establish facts and draw valid conclusions.
• Minimum of 18 years of age
• Valid Driver's License and good driving record

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The hourly range for this position is $24.00-$30.00.
