SUMMARY

Mortenson Properties, Inc. (MPI) is looking for a Director of Investments. This individual will be responsible for acting as a primary point of contact from an acquisitions and dispositions perspective for a particular markets(s)/region working collaboratively with Head of Investments in a fast-paced environment to execute complex transactions. Functions include sourcing, underwriting, reviewing materials and presenting opportunities at Mortenson Properties, Inc. Investment Committee, negotiating legal documents and overseeing due diligence and closing for acquisitions within the market(s)/region. Additionally, the Director is expected to oversee and mentor junior staff, work collaboratively with the asset management team and work closely with the legal team during negotiations and due diligence through deal closing. Within the market(s)/region the Director will actively represent the company at conferences and other market-related functions maintaining a high degree of professionalism.

RESPONSIBILITIES

  • Source acquisition/development opportunities within assigned market(s)/region. Coordinating with MPI investments team members on sourcing and underwriting portfolios
  • Build relationships with local developers and operators in an effort to create JV partnerships.
  • Serve as the primary point of contact for assigned market(s)/region
  • Attend and host/sponsor market events relevant to the market(s)/region covered
  • Represent MPI to the brokerage community and broader marketplace by showing a high degree of professionalism
  • Keep a pulse on transaction and leasing activity, other market players and macro shifts within assigned market(s)/regions
  • Work closely with the brokerage community, JV partners, third party consultants and junior staff to prepare underwriting and presentation materials for MPI Investment Committee
  • Evaluate potential acquisitions and manage deal flow for the assigned market(s)/region including discussing potential deals' challenges and opportunities
  • In coordination with in-house and outside counsel, negotiate LOIs, access agreements and purchase and sale agreements
  • Work closely with the MPI and JV Partner team during due diligence through deal closing serving as the MPI's primary deal contact
  • Work collaboratively with team members in other markets/regions and the asset management team
  • Oversee and mentor junior staff providing opportunities for growth and learning
  • Manage process along with MPI leaders in disposition functions such as portfolio selection, interfacing with the brokerage community, marketing, offer evaluation and legal negotiation
  • Participation in the annual planning for companywide goals and collaborate with all MPI departments on the pursuit of our broad company goals.

QUALIFICATIONS

  • BA or BS in Finance, Real Estate Finance, Accounting, Mathematics, Economics, Statistics or related disciplines preferred. Other majors will be considered
  • 7+ years' experience
  • Must be able to take a deal from inception through closing
  • Excellent verbal and written communication skills, including ability to communicate virtually across regional offices
  • Strong quantitative and qualitative analytical ability
  • Strong presentation and negotiation skills
  • Ability to multi-task effectively in a fast-paced work environment
  • Proficiency in Microsoft Excel, Word and PowerPoint as well as Argus Enterprise
  • Positive, proactive work ethic and approach
  • Strong relationship management skills
  • Demonstrated high attention to detail
  • Willing to travel 25% +

The base pay range for this role is $145,000 - $225,000. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL - 5%, Seattle, WA, and Portland, OR - 10%, Washington, D.C. - 12.5%).

Base pay is positioned within the range based on several factors including an individual's knowledge, skills, and experience, with consideration given to internal equity. This position is eligible for Mortenson's incentive plan.
