The Sr Accountant, Leases is responsible for the accounting for Concentra's Ieased properties. The Sr Accountant, Leases will work with CBRE, the real estate team, the treasury team and leadership on monthly accounting, analysis and reporting, while continuously maintaining all controls, following generally accepted accounting principles (GAAP) and fostering an environment of continuous improvement.



Responsibilities

    Responsible for all of the accounting activities surrounding Concentra's property leases including journal entries, allocations, analysis and reporting.
  • Understand and apply GAAP treatment and Concentra policies regarding lease accounting, including straight line rent, tenant improvements, impairments, subleases, rebates, etc.
  • Demonstrate understanding of the AMT Lease system and ability to perform necessary tasks in the system.
  • Perform ASC 842 lease reviews to determine appropriate classification - operating vs. finance.
  • Review AMT abstracts for new leases, renewals, options and other modifications upon lease execution to validate end-to-end process flow to the accounting FASB module.
  • Meet regularly with CBRE and real estate to keep track of timing of lease updates and proper accounting treatment.
  • Coordinate with the real estate team to track delivery / possession dates to ensure proper recognition of rent expense.
  • Work with the treasury group to refresh the incremental borrowing rate model quarterly.
  • Validate the rent commencement dates for processing the monthly rent roll.
  • Perform variance analysis for AMT rent expense.
  • Post AMT batches.
  • Identify and perform impairment analysis for lease terminations.
  • Participate in budget preparation.
  • Assist with audit support when needed.
  • Perform balance sheet account reconciliations.
  • Participate in other projects, analysis or reporting as requested by leadership.


Qualifications

  • Education Level: Bachelor's Degree; Major: Accounting or Finance degree
  • At least 5 years of experience in accounting.
  • Strong knowledge of GAAP, especially around lease accounting issues.
  • Excellent communication (verbal and written), critical problem solving and analytical skills; detail oriented.
  • Demonstrated experience with financial reporting and analysis.
  • Excellent computer skills, experience with Oracle and Hyperion a plus.
