Essential Job Functions

1.Produces and organizes project documents consistent with company and risk management standards for the document type, so team members can readily access necessary documentation.
2.Proactively prepares project documents for close-out, turnover, and archiving to allow efficient final compilation and delivery on schedule.
3.Secures all contractually required documents, including safety programs, MSDS documents, insurance policies, and supplier prior to project commencement.
4.Processes close-out of all subcontracts as work concludes.
5.Administers project billing according to established contractual requirements, including timely receipt of waivers.
6.Assists Project Manager in reviewing/approving trade contractor's materials and supplier invoices to be processed by accounting.
7.Accurately summarizes important discussions, questions, and decisions raised during regular project team meetings owner meetings and weekly subcontractor meetings.
8.On a rolling basis, accurately identifies and lists items of incomplete work based on comparison of contract documents to work-in-place in each area and for each trade contractor.
9.Manages punch list; partners with client and architect to establish punch list contents.
10.Manages project change process from start to finish.
11.Assists the Project Manager with identifying necessary inspections, create project-specific inspection log according to Christman standards, establish relationships with inspectors, schedule inspections, and ensure readiness for inspection.
12.Manages the RFI process and ensures that information is flowing timely to all parties.
13.Organizes and prioritizes submittal requirements specified in contract documents and reviews for completeness. Creates submittal log according to Christman standards. Reviews shop drawings, samples for compliance with contract documents, and manages architect submittal review process.
14.Monitors quality of work and compliance with construction documents, as assigned by the Superintendent.
15.Posts all required safety information and signage to inform all workers and site visitors about site hazards, and confirms appropriate personal protective equipment (PPE) is worn at all times.

Work Environment
The majority of work is completed outside at the construction site, and in an office trailer where the project is monitored and daily decisions are made about construction activities. The position is often exposed to sounds and loud noises, such as construction equipment. The job requires protective equipment when on the construction site (hardhats, safety glasses, and high visibility clothing). Temperatures and conditions may vary depending on the weather and seasons.
Physical Demands
While performing the duties of this job the employee is regularly required to stand, walk, sit, reach with hands and arms, climb, or balance, stoop, kneel, crouch or crawl, tolerate heights, able to talk and hear others speaking, use hands and fingers to handle or feel, and to operate a computer keyboard and phone while maintaining visual acuity. The employee must be able to lift and/or move objects up to 50 pounds of force occasionally, and 25 pounds constantly. Expected Hours of Work
Full time position, with occasional extended hours and weekends.
Travel
Must have reliable transportation. Travel to and from the construction site is required, majority of the work will be done at the site. Most of the travel will be local, but some long distance and overnight travel may be required.
Required Education and Experience
1.Bachelor's degree in civil engineering, construction management, or other relevant course work.
2.Three (3) or more years of work experience in construction or related job field.
3.Basic computer knowledge of Microsoft Word, Excel, PowerPoint, and Outlook.

4.Equivalent combination of the above education, training, and experience.

9.Basic knowledge of building construction, materials, systems, market conditions, trade practices.
10.Familiarity with construction project management software.
11.Ability to work well with supervision and peers.
12.Ability to problem solve when errors occur.
13.Must be conscious of time schedules and deadlines.
14.Maintain regular and punctual attendance.
