Hillpointe is seeking a driven and strategic Director of Acquisitions to source and negotiate land opportunities for new multifamily development projects throughout North Carolina, South Carolina, and Virginia. This role is critical to expanding our development pipeline and requires a strong network, analytical acumen, and negotiation expertise. Essential Responsibilities: Relationship Building * Cultivate and maintain strong relationships with brokers, landowners, and local stakeholders. * Act as the primary point of contact for land acquisition inquiries and opportunities. * Identify off-market and listed land acquisition opportunities aligned with strategic development goals. * Lead the underwriting process, including financial modeling and market analysis. Negotiation & Documentation * Negotiate Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs) in collaboration with legal counsel. * Prepare and present LOI execution memos to internal stakeholders for approval. * Regularly input and track potential land sites on Hillpointe's software. Due Diligence & Site Feasibility * Conduct initial due diligence, including zoning, entitlement, and environmental assessments. * Perform in-person site visits to evaluate feasibility and development potential. * Ability to communicate findings effectively on respective potential development sites. Success in this role demands: * Unyielding drive to propel brokers, sellers, and internal teams toward deal execution. * Exceptional relationship-building skills to earn trust and influence landowners, municipal staff, and community stakeholders. * Strategic foresight to evaluate complex risk/reward scenarios and adapt acquisition strategies accordingly. * Ownership mentality with a deep sense of accountability for sourcing, negotiating, and closing land deals. * Sharp judgment to navigate trade-offs, escalate critical issues, and maintain deal momentum. * Hands-on leadership in conducting site visits, leading municipal discussions, and coordinating cross-functional due diligence. * Commitment to excellence in representing Hillpointe as the most capable and credible land acquirer in the market Requirements: * Bachelor's degree; advanced degree preferred. * 5+ years of proven experience in land acquisition, real estate development, or brokerage - preferably in multifamily or residential sectors. * Strong negotiation skills and familiarity with LOI and PSA structures. * Ability to analyze market data, zoning codes, and site constraints. * Excellent communication and relationship management skills. * A high degree of proficiency in Excel modeling. * Proficiency with Microsoft Office * Highly detail-oriented personality * Willingness to travel for site visits and stakeholder meetings.
