Job Summary


UCSF Real Estate Services oversees all real estate activities for UCSF Campus and UCSF Health, supporting the university's mission of excellence in teaching, research, patient care, and community service. We are seeking an accomplished leader to serve as Director of Transaction Management, guiding a team responsible for complex, high-impact real estate transactions that shape the future of UCSF. This role requires being onsite at UCSF a minimum of four days per week.

About the Role
Reporting to the Assistant Vice Chancellor of Campus Planning and Real Estate Services, the Director leads UCSF's Real Estate Transaction Management team, including the Real Estate Officer team. This role ensures effective strategy, compliance, and execution across both UCSF Health and Campus. The Director works closely with senior leadership-including the Senior Associate Vice Chancellor of Real Estate and the Senior Vice Chancellor of Finance and Administration-while collaborating across all Real Estate Services functions.

Key Responsibilities

  • Lead and manage the Real Estate Officer team, providing strategic direction, vision, and operational oversight.
  • Oversee all aspects of real estate transactions, including leases, acquisitions, dispositions, licenses, public-private partnerships, and hybrid agreements.
  • Guide property selection, evaluation, acquisition, and disposition in alignment with university policies and long-term strategic goals.
  • Conduct financial analyses to evaluate deal structures, budgets, forecasts, and resource allocations.
  • Ensure compliance with lease agreements, contracts, and fiscal policies while driving strategies that maximize UCSF's mission impact.

The final salary and offer components are subject to additional approvals based on UC policy.

Your placement within the salary range is dependent on a number of factors including your work experience and internal equity within this position classification at UCSF. For positions that are represented by a labor union, placement within the salary range will be guided by the rules in the collective bargaining agreement.

The salary range for this position is $129,600 - $303,800 (Annual Rate).

Department Description

UCSF Real Estate is responsible for the planning, development, delivery, and management of UCSF's physical space, ensuring that facilities and campuses effectively support the university's mission of advancing health worldwide. The organization takes a unified, strategic approach to managing UCSF's multi-site growth and navigating the challenges of operating within a complex metropolitan environment.

As an integrated unit, UCSF Real Estate aligns development, planning, design, construction, and lease portfolio management under one organization. Core services are provided through specialized departments, including Building Permit Services, Campus Design and Construction, Campus Planning, Construction Contract Administration, Health Design and Construction, Health Major Capital Projects, Real Estate Services, and support functions such as Business Intelligence, Finance, Administration, and Operations.

The Real Estate Services department manages approximately 3 million rentable square feet across UCSF campuses and off-site locations. The team oversees real estate strategy, transactions, property operations, and lease administration to ensure space is effectively planned, managed, and aligned with the university's mission. By optimizing resources and supporting future growth, Real Estate Services provides the environments that enable UCSF's excellence in patient care, research, education, and community service.

The combined Campus and Health teams consist of approximately 198 UCSF employees and 38 contract staff. Together, they manage annual operating and recharge budgets exceeding $62.2 million, oversee $900 million in annual capital project expenditures, and provide stewardship for a long-range capital development program valued at more than $13.3 billion.

Required Qualifications


  • Bachelor's degree in related area and / or equivalent experience / training.
  • Must possess a minimum of 15 years professional experience working within real estate development, corporate real estate, asset management, and/or portfolio management
  • In-depth knowledge and applied background in all real estate management transactions. Advanced knowledge of industry trends, project development, project planning and change management.
  • In-depth knowledge of commercial real estate laws and regulations, leasing, property and asset management, appraisal and land use planning. Ability to apply knowledge to proactively identify potential risk areas in real estate management.
  • Advanced skill and ability in lease and contract negotiations, financial analysis and modeling, complex budget development and forecasting. In-depth knowledge of financing strategies and real estate tax law.
  • Advanced interpersonal skills to collaborate and maintain working relationships with peers and industry partners. Ability to communicate information to a broad audience. Experience delivering presentations to senior management. Ability to work collaboratively soliciting and incorporating ideas when appropriate, and promoting and developing others.
  • Advanced ability to collaborate with senior management on setting objectives, defining goals, and managing real estate transactions and long-term projects. Highly adaptive to change.
  • Strategic problem solving skills to evaluate complex or new issues and identify options for resolution when no precedent exists. Demonstrated analytical skills to probe, challenge, and question the status quo.
  • Advanced skills to organize, simplify and increase efficiency of department processes and procedures while maintaining standards and compliance.
  • Advanced verbal and written communication skills to address critical, sensitive situations. Ability to actively listen, influence thinking and gain consensus among groups.

Preferred Qualifications


  • 15 years industry experience with rising levels of responsibility
  • Graduate level degree in related area
  • California Real Estate Brokers License
  • Advanced user of software programs. Knowledge of alternative industry software programs; ability to identify technological inefficiencies, research alternatives and recommend improvements to existing technology.
  • Advanced knowledge of UCSF, HR and UC policies and processes.
