Overview

In this role, you will manage the preconstruction efforts for our Religious & Cultural market and have overall responsibility for the group pricing efforts. You will be a key leader in the entire work acquisition process, including management, coordination, and delivery of the preconstruction phases of the project.

Job Responsibilities:

    Assists the Market Lead and VP of Planning and Development in developing the Market strategy, vision, and business planning process
  • Coordinates, manages, supervises, and trains preconstruction members and support staff
  • Establishes and maintains relationships with existing and new clients
  • Participates with the preparation of proposals for new business and presentations to clients
  • Attends and participates in business meetings, industry events, and conferences
  • Participates in and assists in attracting, recruiting, developing, and retaining top caliber talent
  • Oversees, prepares and analyzes cost models during the Design Development and/or bidding period
  • Coordinates and ensures that a preliminary construction schedule has been developed for each estimate
  • Ensures and/or produces progress estimates at design milestones, evaluates material and system costs, reviews document progress and coordination, builds and maintain subcontractor and vendor relationships
  • Assures that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project
  • Oversees, plans and/or leads the preconstruction strategy meeting on the approach to the project or estimate
  • Ensures that potential risk factors have been evaluated and reviewed with senior management
  • Creates and maintains schedules for all preconstruction activities
  • Ensures that clear scopes-of-work are written
  • Ensures that bidders are pre-qualified
  • Reviews project constructability and value analysis
  • Ensures estimates are complete and reflect all that is required to build the project
  • Monitors monthly cost analysis for all active preconstruction assignments
  • Assists and/or manages the preconstruction department budget
  • Participates in the transition meetings between the preconstruction and operations teams

Education/Experience:

  • Bachelor of Science Degree in accredited construction related curriculum, such as Civil Engineering, Construction Management or equivalent plus 12 years of experience; or 16 years of relevant experience in the construction industry.

  • Relevant experience managing preconstruction for large-scale projects with an emphasis on highly complex projects
  • Demonstrated preconstruction experience for international projects
  • Ability to travel internationally and domestically as project requires
  • Experience leading and developming team members
  • Fundamental knowledge of contracts and project accounting
  • Ability to understand owner/engineer requirements with conceptual ability to work with minimal information
  • Knowledge of construction, materials, market conditions and trade practices
  • Strong computer skills with working knowledge of preconstruction software tools
  • Demonstrated imaginative, innovative, and succinct approach to a project
  • Detailed and deadline oriented, well-organized, and ability to prioritize
  • Excellent oral and written skills

Environmental Factors and/or Physical Requirements:

While performing the duties of this job, this position is required to have ordinary ambulatory skills sufficient to visit other locations; and the ability to stand, walk, stoop, kneel, crouch, and manipulate (lift, carry, move) light to medium weights of 10-50 pounds. Requires good hand-eye coordination, and arm, hand and finger dexterity, including the ability to grasp, and visual acuity to use a keyboard, operate equipment and read application/form information. The associate frequently is required to sit, reach with hands and arms, talk, and hear.
