Overview

Responsible for loan quality and compliance review, including processing and closing tasks related to regulatory, quality and saleability functions in mortgage fulfillment. Position performs a variety of post-closing mortgage loan tasks -including (but not limited to): reviewing new mortgage loan files for accuracy; clearing post-closing title clouds; review Home Mortgage Disclosure Act (HMDA) data quarterly and assist with preparation of the annual filing for HMDA reporting. Coordinate with Quality Control vendor to facilitate delivery of selected files and compile monthly reports and management responses. Provide periodic reports to management. Assist with delivery of closed loans to Servicing or to secondary market investors.

Responsibilities

    Conduct loan document data reviews to ensure compliance with the company's policies and procedures, and all state and federal laws and regulations.
  • Review each real estate mortgage file for the following: * Content accuracy with Federal and State regulations (if applicable) * Disbursement accuracy * Collateral verification * Timing accuracy * Mortgage closed according to approved terms and conditions * Data entry and coding accuracy
  • Track technical exceptions * Recorded documents * Title policy * Clear post-closing title clouds * Post-closing conditions are met timely
  • Track receipt of final title policies and recorded deeds of trust daily. Review documents for accuracy and request corrections when necessary. Copies to be uploaded to loan file in Open Close and filed in loan folder for vault.
  • Responsible for delivery of specific documents to secondary market.
  • Monitor the HMDA data entered into OpenClose.
  • Assist with preparation of the HMDA annual report
  • Use OpenClose and FICS Mortgage Servicer software, SQLs, excel spread-sheets and Word documents to monitor and maintain real estate mortgage files and prepare reports to management.
  • Responsible for coordinating corrections of any discrepancies or missing documentation and updating of system.
  • Report document or file deficiencies and resolve exceptions with Mortgage Servicing and Closing Manager.
  • Prepare and deliver periodic reports to management. * Monthly Technical Exceptions Policy and procedure violations Federal and State violations * Quarterly HMDA report status
  • Follow all AFCU policies and procedures, compliance regulations, and completes all required annual required or job-specific training.
  • Carry out all responsibilities with professionalism and respect for others in accordance with Ascend Federal Credit Union's policies, procedures, and applicable laws.
  • Provide assistance to Mortgage Servicing and Closing Manager as needed.
  • Assist and backup the mortgage post-closer as needed.
  • Read all internal publications including Source and Possibilities.
  • As scheduled, relieve the Mortgage Receptionist for lunch, vacation and absence.

Qualifications

Education

  • High School Diploma or equivalent is required
  • Associate's Degree is preferred

Work Experience

  • 1-3 years of similar or related experience is required
  • 1-3 years Post-closing experience in the mortgage industry is preferred

Knowledge, Skills, and Abilities

  • Excellent verbal and written communication skills to communicate positively and professionally with employees and members.
  • Working knowledge of computer programs including Microsoft Word, Excel, Outlook, PowerPoint and the internet.
  • Regular and reliable attendance is required.
  • Ability to pay attention to detail and deadlines.
  • Solid alpha numeric data entry skills.
  • Critical thinking and problem-solving skills.
  • Ability to organize and prioritize work and work independently with minimum supervision.
  • Ability to work on multiple projects with the flexibility for changing priorities; the ability to work with constant interruptions.
  • Possession of a valid, unrestricted driver's license.
  • Ability to operate or have ability to be trained to operate related office equipment, including calculator, check and receipt printers, computer terminal (PC), scanner, telephone and multifunction copier.
  • Knowledge of basic bookkeeping and accounting desired.
