Cordia Harrisburg has served downtown Harrisburg as the city's provider of choice for reliable and efficient district energy services for decades. The system's facilities, owned and operated by Cordia, provide district heating and cooling to more than 112 customers in downtown Harrisburg - including the Commonwealth of Pennsylvania's Capitol Complex and Harrisburg municipal government facilities. Through an affiliate, Energy Center Paxton LLC, the system also provides 12 MW of electricity to the local power grid.

Customers use the steam generated by Cordia Harrisburg for space heating, domestic hot water heating, humidification, industrial processes, and the chilled water for cooling. Cordia Harrisburg's power generation component is interconnected with the PJM grid. In addition, the system's staff repairs and maintains customer steam equipment.





Job Summary - (1 to no more than 3 Paragraphs)



Reporting to the Plant Manager, the Maintenance Manager is responsible for directing the maintenance and repair activities at Energy Center Harrisburg district energy plants. Ensure the safe, reliable, and efficient maintenance of plant equipment on a 24/7 basis when required. This critical role manages a staff of 10 and interfaces with customers, vendors, and government agencies.





Principle Responsibilities/Key Results Areas




  • Ensure steam, cooling, and electrical generation facility equipment receives proper preventative maintenance to minimize failures.
  • Establish schedules for equipment maintenance, assign tasks to maintenance personnel, and work closely with mechanics in preparing plant equipment for annual insurance inspections and overhauls.
  • Inspect all completed mechanical and electrical maintenance, as well as new construction, to be certain work has been done properly before indicating acceptance.
  • Coordinate routine and emergency maintenance of the steam distribution system including scheduling and inspecting the performance of routine maintenance work; locating and repairing steam leaks; correcting equipment failures; ordering repair parts; preparing failure reports and maintaining a daily work log.
  • Provide support to customer service activities by scheduling manpower as requested.
  • Interact with Plant Manager and Operations Department to expeditiously repair critical equipment failures, which jeopardize safety and system reliability. Prepare subsequent equipment failure reports and maintenance records.
  • Responsible for ensuring required labor, supplies, materials, parts, and special tools and/or equipment required to perform plant maintenance are coordinated appropriately.
  • Maintain appropriate parts inventory to ensure equipment reliability.
  • Ensure fleet maintenance of all Company vehicles.
  • Oversee the selection and use of contractors and vendors to perform plant work in accordance with company policy.
  • Maintain active working relationships with personnel, governmental representatives, and other local utilities. Respond to environmental complaints of steam leaks in the distribution system and obtain street opening and traffic permits by consulting with City Engineers, Traffic Directors, and Police Departments when excavations of steam distribution facilities are required.
  • Supervise and assure the proper application of all company safety policies and procedures.
  • Perform other duties including attending first aid, safety, and monthly local staff meetings, reviewing time tickets, scheduling vacation, preparing work assignment sheets, employee rating reports, and equipment reports showing work done and condition of equipment.
  • Develop a motivated and competent work force by effectively administering established policies and programs including those pertaining to safety, affirmative action, counseling, productivity, training, goal setting and work planning.
  • Serves as a member of plant leadership team and is capable of serving as acting Plant Manager in their absence.





Requirements



Experience & Education Requirements



  • 5 years' experience in a supervisory position in a physical plant.
  • Ability to read and understand piping layouts and diagrams, and technical instructions.
  • Thorough knowledge of Plant safety rules and LOTO system.
  • Initiative, resourcefulness, and ability to supervise and direct assigned personnel.
  • Ability to communicate well with others, including Plant personnel, potential or existing company customers, regulatory authorities, and contractors.


Knowledge & Skills



  • Strong leadership, analytical, and problem-solving skills.
  • Computer skills in CMMC Applications, Word, Excel, Power Point. Previous experience in NetSuite and Fiix.
  • Basic understanding of electrical and mechanical engineering theory with the additional capability to supplement the Engineering Technicians ability with outside consulting services.
