Overview

Gilbane Development Company is seeking bright, eager intern candidates to support its Public-Private Partnerships (P3) development team.

The Public-Private Partnerships (P3) Development Intern will focus on a handful of core responsibilities within the P3 platform.The P3 Development Intern will support analysts, associates, development managers, and Directors across all phases of the project delivery process. Responsibilities will include preparing and updating project finance models, conducting due diligence, assisting in drafting of responses to public procurements, assembling documentation for financial closings, preparation of project reports, budget preparation/tracking, and coordination with various project teaming partners, including state and municipal governmental agencies, secondary and higher education institutions, and other quasi-government entities.

Term: Position of a limited term, Summer 2026. The position will be located at either the New York City, NY or Providence, RI office.


Responsibilities

- Financial modeling and analysis related to proposed projects and developing potential financing solutions in coordination with Gilbane's lenders and financing partners
- Assist Gilbane's marketing and proposals team with crafting responses to project procurements (RFIs, RFQs, RFPs, etc.)
- Conduct research and analyze quantitative and qualitative data to assist in the assessment of new opportunities across various asset types within the social infrastructure space
- Communicate and help cultivate relationships with internal and external stakeholders of Gilbane's P3 projects
- Evaluate and track the performance of completed projects against benchmarks, hurdles, and original underwriting projections
- Assist development teams with all required due diligence leading to financial closings, including the review and analysis of legal documents, financial reports, and operating plans
- Maintain and improve the P3 development team's databases


Qualifications

EXPERIENCE/EDUCATION
- Currently enrolled college student concentrating in Finance, Economics, Real Estate, or related major.
- Prior experience with project finance or delivery, preferred.
- Or equivalent combination of education and experience.
KNOWLEDGE, SKILLS & ABILITIES
- Some experience with the use of financial modeling tools.
- Strong interpersonal skills (while collaborating with a diverse group of individuals).
- Excellent written and verbal communication skills.
- Proficient in the use of Microsoft Office.
- Willingness to assist in all areas of specific responsibilities as noted herein.
- Superior attention to detail and organizational abilities.

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.
The pay ranges from $24.00 - $31.00 per hour.
