Join our team as a Senior Maintenance Technician!

If you're a hands-on maintenance professional who takes pride in quality work, strong customer service, and keeping apartment communities running smoothly, we'd love to talk. Gorman & Company is hiring a Senior Maintenance Technician to support three communities, with primary training and assignment at Riverview Apartments, support at Sunlight Crossing, and assistance at Prairie Run once it opens in Summer 2026.

What You'll Do

  • Provide high-level maintenance support across multiple apartment communities, including electrical, plumbing, HVAC, carpentry, drywall, appliances, and exterior systems

  • Serve as a key resource for diagnosing complex maintenance issues and ensuring timely, high-quality repairs

  • Support unit turns and make-readies to ensure apartments are move-in ready on schedule

  • Respond promptly and professionally to resident service requests and on-call emergencies

  • Prepare properties for seasonal conditions, including snow removal and winter readiness

  • Coordinate and oversee vendor and contractor work when needed

  • Utilize property management software to manage work orders and documentation

  • Maintain tools, equipment, vehicles, and supply inventory in a safe and organized manner

  • Deliver outstanding customer service while maintaining professionalism with residents, vendors, and teammates

What You Bring

  • Strong HVAC experience (EPA Type II or Universal preferred)

  • High-level, well-rounded property maintenance skill set

  • Previous multifamily maintenance experience

  • Comfort using computers, mobile devices, and property management software (OneSite preferred)

  • Excellent customer service skills and professional communication style

  • Ability to work independently, prioritize tasks, and troubleshoot efficiently

  • Valid driver's license, reliable transportation, and willingness to travel between properties

  • Ability to work weekends and flexible hours as needed, including for snow removal and seasonal response

  • Availability for rotating on-call coverage

  • Hourly pay range of $33.65-$36.06, based on experience, certifications, and skill level
