Description

Senior Preconstruction Manager


The Senior Preconstruction Manager is responsible for taking a lead role
in securing new work, including, but not limited to; representing
Preconstruction in client meetings, strengthening client relationships,
presenting bid strategies, identifying, and mitigating risk, mentoring members
of the Preconstruction department, and assisting in developing procedures to
improve productivity.


Responsibilities



  • Communicate with clients and actively participate in business
    development to seek new opportunities.
  • Secure new work aligning with profitability guidelines, while
    addressing and managing risks.
  • Cultivate and reinforce business relationships with Owners,
    Architects/Engineers, Construction Managers, and Subcontractors for future
    opportunities.
  • Actively engage in industry organizations, representing the Company
    at networking events, career fairs, and trade shows.
  • Lead bid pursuits and preconstruction assignments, involving
    communication with clients, interpreting plans, performing quantity
    surveys, generating estimates and scopes of work, creating bid lists,
    analyzing sub-bids, and handling bid clarifications and value
    engineering.
  • Lead a team of architects, engineers, and preconstruction managers
    on design-build pursuits.
  • Train less experienced Preconstruction team members by offering
    guidance, answering questions, and sharing experiential knowledge.
  • Collaborate with team and senior leaders on bid strategy.
  • Coordinate with Operations as required for the success of the
    bid/project.
  • Stay informed about the market, including cost and price trends,
    competition behavior, and owners' contractor selection criteria.
  • Possess knowledge of the local subcontractor market, making informed
    judgments in subcontractor selection for bids or estimates.
  • Lead preconstruction meetings and presentations, defending
    estimates, collaborating with stakeholders, and managing client
    expectations.
  • Lead post-bid reviews with owners, coordinating with senior leaders
    on negotiation parameters.
  • Contribute to proposing, implementing, and enforcing new policies
    and procedures to enhance the efficiency and effectiveness of the
    Preconstruction department.


Basic Qualifications



  • Bachelor's Degree in Construction Management, Business, Engineering,
    or related field.
  • At least five (5) years of experience in estimating/Preconstruction
    on projects from Five (5) to Fifty (50) Million Dollars.
  • At least two (2) years of experience communicating directly with
    Owners and Architects.
  • At least two (2) years of experience bidding on public/government
    design-build projects.
  • General knowledge of all construction trades.
  • Fluency in Microsoft Office and Bluebeam.
  • Strong written and verbal communication skills
  • Ability to assess and prioritize multiple tasks, projects, and
    demands.


Preferred Qualifications



  • 1+ year of experience in business development.
  • 1+ year of experience leading design-build pursuits.


Wage Transparency

In accordance with the Maryland Wage Transparency Law, the base salary range for this position is: $130,000.00 - $180,000.00

The determination of salary is based on the candidate's individual professional experience, qualifications, education, skills, and training.

Job Demands

Individuals should be able to reach above and below, stoop and bend, sit, walk and stand. Individuals should also be able to lift, carry and/or moving items up to 50lbs.

May be exposed to heavy machinery/equipment, hazardous chemicals and extreme weather conditions.

Minimum of 40 hours per week required. Works hours will vary depending on project specifications, and may involve weekends and night work.
