Day in the Life: Maintenance Specialist

• Conduct NSPIRE inspections and preventive maintenance to meet HUD housing quality standards.
• Diagnose and repair building systems including plumbing, electrical, carpentry, HVAC, and mechanical systems.
• Perform interior and exterior repairs such as doors, windows, flooring, cabinetry, drywall, painting, masonry, and concrete.
• Maintain and repair appliances, fixtures, and equipment (e.g., furnaces, water heaters, stoves, refrigerators).
• Prepare units for occupancy, address work orders, and respond to maintenance emergencies (on-call rotation).
• Operate and maintain hand tools, power tools, small engines, and maintenance vehicles safely.
• Support grounds, common areas, and building systems including drainage, signage, fire safety systems, and pest control.
• Ensure proper cleanup, material handling, safety compliance, and professional interaction with residents.
• Report unsafe conditions, lease violations, and supply needs per agency procedures.
