The Manager of Facilities, Repairs & maintenance is a critical role within the Project Management Organization at Dine Brands.

With responsibilities for maintaining a number of Dine Brands owned restaurants to excellent operating condition, this position requires management of 3rd party service providers (vendors).

Key Objectives:

  • Communicate the current status of facilities at regular intervals or at a cadence suitable for the existing business environment
  • Partner with Operations and Project Management Office to gain approval for significant repairs from budgeted funds or in case of unexpected equipment failure
  • Develop and share best practices across owned operations teams, franchise community and Dine Brands facilities management team members
  • Maintain and communicate a critical path for broad set of facilities repairs, interior/exterior remodel projects
  • Expedite remodels by interfacing directly with franchisees, answer questions pertaining to scopes of work and remodel processes such as site selection, construction progress, and significant completion milestones
  • Ensure company facilities are well-cared for and adequate to support the continuity and evolution of the company's business operations.
  • Maintain ownership of asset repair and replacement lifecycle including but not limited to: Kitchen Operating Equipment & Refrigeration, Draft Beer & Beverage Dispensing Systems and HVAC and Hot Water Service.

Responsibilities:

  • Oversee repair and maintenance of company-owned restaurants. Ensure health and safety policies are complied with and maintain a safe and hygienic work environment. Attend any meeting or training session as required by Management, respond to emergency calls for maintenance
  • Supervise and schedule all R&M within financial guidelines and processes to procure services and materials and suppliers/vendors/contractors.
  • Optimize the use of our relationship with Centralized Services (National Contracts team - CSCS) when purchasing materials/services.
  • Partner with internal teams to provide direct feedback with respect to materials selection, application and installation for continuous improvement of the Design Process and Future Prototype development
  • Manage the end-of-period recording and reporting of traditional real estate projects, openings, remodels and support overall development goals for Owned and Franchise business operations within the designated region
  • Present and discuss architectural plans/blueprints for the purposes of obtaining building or trade permits from local area authorities when required
  • Partner with signage providers to ensure the required zoning regulations and approvals are gathered prior to making any modifications to exterior signage elements, pole or monument signage
  • Ensure Dine Brand Entities are added as named insured on all 3rd Party vendor agreements
  • Utilize practical real estate and construction knowledge/experience to assist our franchisees (as/when required) within a geographical region expedite construction permitting

Skills and Requirements:

  • An advanced level of knowledge with respect to Building Facilities and HVAC, Electrical and Plumbing.
  • Ability to balance the needs of the business and the allocated budgets is required.
  • Experience with ANSUL Fire Suppression system(s), Security systems and a familiarity with risk management principles and safety protocol
  • Experience with the execution of special projects including; Water Remediation, Insulation techniques, Landscaping, Doors & Windows, Application of finishes to interior/exterior surfaces, carpentry and masonry

Compensation:

  • $85,000-$100,000/per year (depending on experience)
  • Bonus opportunities
