Primary Purpose of Organizational Unit
The primary purpose of Chilled Water Systems is to produce and distribute chilled water to the various buildings on the University campus, as it is critical to the operations of the University for comfort cooling, process cooling, and dehumidification. Chilled Water Systems ( CWS) is a department within Energy Services which is part of the Facilities Services Division.
Position Summary
A SIGN-ON BONUS OF $7,500 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN TWELVE (12) MONTHS OF HIRE: $3,750 WITHIN 30 DAYS OF HIRE DATE & $3,750 12-MONTHS AFTER HIRE DATE.

The Distribution/Consumption Superintendent serves as a member of the Chilled Water Systems Management Team and is a subject matter expert for chilled water distribution projects and building chilled water system maintenance. It is a leadership position that is responsible for the supervision of all distribution and building maintenance personnel within Chilled Water Systems organization (X FTE direct reports and X indirect reports). This includes supervision, performance management, maintenance and equipment operations, budget planning, regulatory compliance, and customer service. This senior leadership position covers the 27.5 miles of underground chilled water piping, plus the 150+ plus buildings served by Chilled Water Systems.

This position is to ensure there are adequate staffing levels and that they are capable and competent to meet the mechanical maintenance challenges for continued safe and reliable supply of chilled water to campus. Position will assist/initiate recruitment, hire, discipline, termination and evaluation of subordinate employees. Together with the respective sub-leaders, the position will establish short- and long-term goals, budgetary needs, training needs and maintenance requirements. All maintenance is to be planned and coordinated with other Chilled Water Systems groups, and in the case of the chilled water distribution system, with the customers and contractors on campus. The maintenance and repairs are to ensure the continued safe and reliable operation of all building and chilled water distribution equipment and systems. All maintenance work is to be documented in work management system ( MAXIMO) with the appropriate details and oversight by this position.

This position works closely with the Chilled Water Manager, Administrative Assistant, and Purchasing to obtain outside services, purchase spares and equipment repairs in accordance with the University's purchasing policies. This position and its direct reports will be responsible for the oversight of the quality of the contractors work and the approvals of their invoices for payment. This position communicates with Engineers, Contractors, Customers, and others in the University daily. The position oversees the maintenance practices and will ensure safe, reliable, and efficient operation of this multi-million-dollar chilled water network. This is a highly skilled maintenance management position in Chilled Water Systems and the Energy Services organization.

This position supervises 6 FTE.
Minimum Education and Experience Requirements
Graduation from high school or equivalency and four (4) years' experience in applicable utility operations/maintenance, including three (3) years of supervisory experience to include formal performance management experience; or an equivalent combination of experience, training and education.
Required Qualifications, Competencies, and Experience

Strong knowledge of chilled water equipment, operations and systems: chillers, cooling towers, pumps, distribution piping, valves, and auxiliary equipment.
Working knowledge of the methods, practices, tools, and materials used in the performance of both general and complex maintenance and repair of equipment and machinery.
Working knowledge of the methods, principles, practices, and techniques used in the installation and maintenance of a chilled water distribution system.
Ability to prepare and maintain routine records and/or reports and present findings when requested.
Ability to manage budget, purchase requisitions, and/or contractor oversight.
Knowledge and/or Skill in the use of acetylene and electric welding equipment for training.
Formal supervisory experience to include performance management, recruitment, training, etc.
Preferred Qualifications, Competencies, and Experience
In addition to an office environment and required computer work, this position will work in varying environmental conditions for various lengths of time depending on the operational requirements for the facility/systems. This position may be required to enter confined spaces or hazardous environments with the appropriate PPE in accordance with established procedures.
Prefer extensive maintenance experience with a chilled water plant and distribution system.
Special Physical/Mental Requirements
This position is responsible for the support of continuous operation of the chilled water distribution system and campus buildings served by the chilled water system (24/7-365 days to include nights, weekends and holidays).

This position is Severe Weather Essential and Communicable Disease/Public Health Emergency Duty Mandatory, as such the employee in this position must report to work during periods of adverse weather, other university emergency and/or a public health emergency.

The environmental conditions vary tremendously from air conditioning and heat to dusty, hot, humid and cold conditions. This position may be required to work in all conditions for various lengths of time depending on the operational requirements. This position will be required to enter confined spaces or hazardous environments to include chilled water/steam tunnels and manholes with temperatures that can exceed 130 degrees. The appropriate PPE in accordance with established procedures and instructions will be required to be used.

This position requires: Evening work occasionally, Exposure to Hazardous Materials and conditions, Night work occasionally, Respirator, general use, Valid NC Drivers' License and Weekend work occasionally. Example: ladders/stairs, ability to lift/move 50+ pounds, ability to wear a self-contained breathing apparatus, working on knees for extended periods of time, working with hands overhead for extended periods of time.

Ability to estimate the amount and value of needed repairs and to requisition items not in stock and/or bid as necessary.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
