Overview
- The Right of Way Land Manager leads and directs all land acquisition activities. This role is responsible for acquisition strategy, complex negotiations, regulatory alignment, financial oversight, and team leadership to ensure successful project delivery.
- Reporting to the Right of Way Land Director, this position partners with clients, landowners, regulatory agencies, and internal teams to secure required property rights efficiently and compliantly.
Responsibilities
Oversee all right of way acquisition activities including title, survey coordination, routing support, negotiations, easement acquisition, eminent domain support, construction coordination, and closeout. - Must be experienced working with utilities.
Develop and execute acquisition strategies aligned with project, client, and regulatory requirements. Lead complex negotiations and provide expert testimony when required. Identify risks and implement mitigation strategies. Manage a portfolio of acquisition projects, including budgets, schedules, forecasts, and cost estimates. Participate in Project Controls meetings, report on profitability and backlog. Prepare proposals, feed studies, and acquisition estimates. Lead, mentor, and manage acquisition staff, including onboarding, performance management, and approvals. Establish and maintain consistent acquisition standards and quality controls. Utilize company and client systems to track acquisition progress and compliance. Ensure compliance with applicable regulations. Represent the organization in industry committees, regulatory forums, and client meetings. Support business development efforts as a technical acquisition expert.
Qualifications
- A bachelor's degree in real estate, Business, Management, or a related field, or applicable experience
- 7- 10 years related experience is required with a minimum of 3-5 years in senior management
- Must have experience writing and responding to proposal requests inclusive of creating a project budget and a land acquisition budget
- Must be experienced in linear project management (pipeline, electric transmission line)
- Demonstrated ability in leadership, team building, time management, building collaborative environments, accountability, and problem solving
- Strong project management skills demonstrated by the ability to develop and implement effective workflow processes
- Possess intermediate or better skills in Microsoft Office and Land Management database applications
- Experience developing and mentoring a team with a focus on succession planning
- Must be results-driven with expertise in continuous improvement methods
- Excellent oral and written communication, presentation, and organizational skills
- Demonstrated skills in conflict management and organizational problem-solving
- Highly motivated with the ability to work both independently and as a part of a productive work team
- Ability to convey vision, strategy, or other complex information effectively with the ability to influence and drive results and ultimately champion change
- Ability to work in a Matrix organization
- Job may require travel up to 75%, however, project-specific assignments may require higher than normal travel expectations
- Job may require flexible working hours to include evenings and weekend
- Experience identifying targeted client relationships, growing a client relationship into a book of business
Preferred Qualifications

- Energy Sector, Oil & Gas, Power, and/or Utility, Wind and Solar experience
- PMP certification or enrolled in the certification class
- Current/Recent Experience as a Right of Way Land Manager in Land Project Management

Compensation: In accordance with local law, the below salary range is applicable for the job and location associated with this requisition. Compensation will vary based upon experience, education, skill level, geographical location, and other compensable factors. Other Compensation:Employee may be eligible for participation in the Company's annual Discretionary Bonus Program which is contingent on Company, Business Segment, and Individual performance against Key Performance Indicators which vary by year and employee.

Salary Range
USD $104,000.00 - USD $117,000.00 /Yr.
