Los Gatos Meadows Pay Range: $ 104,500 - $125,000 Summary: The Director, Sales & Marketing is responsible for leading all sales efforts during the "blue sky" phase. This leader drives pre-opening sales benchmark, secures priority deposits, builds brand awareness and creates a vibrant sales culture that brings the community's vision to life. The Director executes strategic sales and marketing initiatives to ensure a successful pre-construction campaign and sustained occupancy growth post-opening Essential Functions:
- Develop and execute a pre-opening (blue sky) sales strategy focus on securing reservations and deposits before financing and launch of construction.
- Lead a high-performance, mission-driven sales and marketing team by coaching, training, and building a culture that meets the unique demands of selling on unbuilt community
- Serve as the community's primary brand ambassador and storyteller by clearly articulating its vision, lifestyle, and long-term benefits to prospective residents and their families
- Partner with the VP of Sales & Marketing to design and implement a comprehensive marketing plan, including event strategies, advertising, lead generation and media outreach.
- Engage prospective residents, family members, and key influences (e.g. physicians, attorneys? to generate leads and guide timely, informed decision.
- Host and coordinate off-site and on-site informational events, early adopter gatherings, small group presentations and one-one consultation to advance prospects through the sales funnel.
- Handle all incoming inquiries, professionally, and manage the sale process from initial contact through deposit and move-ins
- Build and maintain strong relationship with early prospects, depositors, and influence such as adult-children, financial planners and community partners
- Create, plan, and implement internal and external events, in partnership with Life Enrichment, community staff, and external organizations, to engage prospects and referral sources.
- Collaborate with development, construction, operations and design teams to ensure alignment of messaging and delivery timelines
- Monitor and manage CRM data integrity, sales pipeline activity, conversion metrics and reporting to quide to guide decision and optimize results
- Manage the department budget, forecast deposit revenue and deliver timely and accurate sales reports to leadership.
- Oversee the transition from reservation to contract and move-in while ensuring clear, consistent communication through-out the process
- Track market trends, competitor activity and demographic shifts to guide pricing strategy and community positioning.
- Represent and promote the Front Porch mission bu fostering connection, purpose and empowerment
- Keep VP, Sales & Marketing informed of all sales activity on a regular basis and developing relations that drives growth of the community
- Performs all assigned duties as assigned.
