Overview
This position oversees facilities operations, real estate initiatives, and construction projects from planning through completion. This role manages all aspects of construction design and engineering, including planning, budgeting, bidding, coordination, and implementation. Allocates resources, identifies key stakeholders, and manages relationships with vendors, consultants, security partners, and third-party construction teams. As a working manager, the role may include hands-on tasks such as basic electrical work and furniture assembly. All job duties and responsibilities must be carried out in compliance with applicable legal and regulatory requirements. *Please note: this role requires work out of Branchville and Short Hills, NJ as needed.
Responsibilities
- Leads and manages all aspects of facilities projects, including design development, AutoCAD drafting, RFP creation, bidding documents, negotiations, and consultant selection. Oversees contractual relationships and project execution for architects, engineers, contractors, and project management vendors.
- Manages relationships with contractors, engineers, architects, design professionals, and other third-party partners to ensure the efficient, cost-effective use of budgets, personnel, materials, facilities, and timelines. Reviews and evaluates work to ensure compliance with contract requirements, applicable standards, and all relevant laws and regulations.
- Serves as a liaison to key stakeholders, affected individuals, facilities team members, landlords, and third-party vendors to establish priorities, allocate tasks, and coordinate project resources to achieve defined milestones and deliverables.
- Develops and implements project plans to track progress, measure outcomes, and identify risks, taking corrective actions as needed. Utilizes established project plans and performance metrics to evaluate success and ensure compliance with project requirements. Conducts needs assessments and analyzes project requirements in coordination with key stakeholders, facilities team members, and business partners.
- Prepares and delivers project status updates and financial reports, including budget vs actual and cost analyses, for the VP of Corporate Real Estate & Operations and key stakeholders. Proactively manages project risks, resolves issues, and identifies and tracks critical milestones. Facilitates program team meetings, documents issues, decisions, and action items, and ensures timely follow-up between meetings to drive resolution and maintain project momentum.
- Holds direct responsibility for building safety and emergency preparedness programs, including development and maintenance of protocols and documentation. Coordinates fire drills and evacuation procedures, oversees evacuation practices with designated fire wardens, and manages technical security systems and related safety devices.
- Supervises, coordinates, and monitors all aspects of security operations, including oversight of the Security Supervisor and external security vendors. Ensures services are delivered in accordance with established expectations and contractual statements of work, addressing performance issues as needed.
- Monitors individual project budgets to ensure expenditures remain within approved limits, including tracking contract document changes that may result in change orders. Evaluates cost impacts and provides recommendations to the Facilities Manager regarding proposed change orders as needed.
- Prepares and delivers project financial reports, accounting, and grant reimbursement. Prepares project budgets and supports budget planning efforts as requested. Monitors grant and contract requirements to ensure full compliance and completes all required financial and program reports within established deadlines.
- Oversees internal office moves, furniture system assembly, and space configurations. Coordinates with internal teams and external vendors to plan and execute relocations efficiently, ensuring minimal disruption to operations.
Qualifications
Knowledge and Requirements
- Must have a state-issued driver's license in good standing and must be able to drive an automobile or other equipment.
- Ability to multitask, demonstrate a sense of urgency, take initiative, and deliver superior customer service experience.
- Strong problem-solving and communication skills
Education and Experience
- Bachelor's degree or equivalent preferred.
- 5+ years of related work experience in operating mechanical, electrical, HVAC, carpentry, and plumbing systems in a commercial property setting.
- Experience using AutoCAD to develop and update floor plans, layouts, and construction documents.
- Experience interpreting architectural, engineering, or construction documents.
- Proficiency in Microsoft Excel, PowerPoint, and PDF editing tools.
- Ability to create, edit, and format documents, spreadsheets, and presentations for business use.
- Strong computer literacy with standard office applications.
- Preferred: Boiler Operators license, a State-issued license in one or more of the building trades, Technical training, and/or experience with nominal voltage up to 600V.

The actual base salary is based on geographic location, and the range is representative of salaries for this role throughout Selective's footprint. Additional considerations include relevant education, qualifications, experience, skills, performance, and business needs.
Pay Range
USD $119,000.00 - USD $163,000.00 /Yr.
