About the Job

This position uses a enterprise asset management system to develop, implement, manage, maintain, and update work orders, equipment files, parts inventory, labor resources, maintenance budgets, and preventive maintenance procedures. This position is responsible for planning, scheduling, and monitoring maintenance and project work for Electrical, Building Controls, and Refrigeration Crews. This position is the primary contact for coordinating work with campus customers and multiple outside vendors.

Location and Work environment:
This is an in-person position that will work full time on campus. This position is a combination of office work and work in electrical or mechanical spaces. Applicants must have the ability to climb ladders, work in hot environments, and enter crawl spaces.

Work Schedule:
Monday through Friday with a normal shift time of 7am-3:30pm.

Primary Responsibilities:
Enterprise Asset Management-30%
Develop, implement, manage, maintain, and update Tririga maintenance management system for work tasks, equipment files, parts management, preventive maintenance, and purchasing for assigned crews. Complete work tasks in the system. Record labor, materials, and notes as required. Create child work tasks for contractors and crews. Research, develop, and maintain parts information to support quick repairs, inventory stock, and purchasing activities. Maintain equipment attributes information for all equipment and apply labels with equipment numbers. Schedule and monitor code required and regulatory tasks.

Planning and Scheduling-30%
Plan, schedule, distribute, and monitor daily work tasks. Develop scope of work, assist with project estimates, coordinate work with other trades, and prepare material requisitions. Plan, schedule, and monitor assigned project work including attending construction meetings, providing input to architects and engineers, documenting work progress, and reporting on project status. Assist Supervisor with layout and design of assigned projects. Act as primary contact with University customers and work with customers to plan, schedule, and complete work tasks. Monitor and report on budget progress for customer projects. Work with crew leads to review backlogs, schedule resources, and distribute work tasks. Meet with Supervisors to develop priorities and review backlogs.

Contractor Coordination-20%
Coordinate, schedule, plan, and monitor work done by outside contractors for both maintenance and project related services. Act as University primary contact for contractors. Issue requisitions for materials and services with outside vendors and schedule deliveries to campus. Work with vendors to update and maintain inventories. Negotiate pricing and delivery with vendors and provide input on vendor contracts. Process vendor invoices and match with purchase orders.

Training and Support-10%
Act as a training resource for the Tririga system for crews, customers, and contractors. Generate reports for crew metrics. Attend and participate in Department meetings for planning and scheduling activities. Organize and manage maintenance and operations manuals for all equipment. Schedule all required training sessions for assigned crews. Work with Engineering Services to update and maintain utility drawings. Locate and distribute appropriate drawings for crew needs.

Code Compliance-10%
Apply for required permits for all crew work. Act as contact for questions and concerns from code inspectors. Provide input to ensure work meets all applicable codes and regulations. Assist Supervisor with training and enforcement of safety policies and regulations.

Qualifications

Required Qualifications:

  • BA/BS plus at least four years of experience or a combination of related education and work experience to equal at least eight years.
  • Two years of education or training in building maintenance. Applicable apprenticeship program is acceptable.
  • Six years of experience working in a maintenance related environment.

Preferred Qualifications:

  • Experience working in the electrical maintenance or construction field is preferred, but not required.

Pay Range: $33.65 - $36.06 per hour; depending on education/qualifications/experience
