Engineering & Operations is seeking an experienced Manager with strong HVAC, plumbing, and building controls expertise to oversee maintenance operations across assigned Clinical and Hospital facilities. This role ensures the safe, reliable, and compliant performance of all building systems, with a focus on heating, ventilation, air conditioning, medical gas, domestic water, critical plumbing and mechanical infrastructure, and building controls responsible for HVAC operation, energy management, system diagnostics, and regulatory compliance.

The Manager directs preventive and corrective maintenance programs, manages daily service operations, and leads long term planning for system upgrades, infrastructure improvements, and equipment lifecycle management. The role works closely with engineers, contractors, and administrative teams to assess facility needs, evaluate project requests, and support the design, renovation, and modernization of HVAC and plumbing systems. Candidates must be able to interpret plans and specifications, evaluate feasibility and cost, and ensure all work complies with Joint Commission, CMS, NFPA, OSHA, DFS, and applicable codes and standards.

This position provides full supervisory leadership-hiring, training, assigning work, evaluating performance, and maintaining a safe and high functioning maintenance team. The manager reviews operational and financial data, makes recommendations on budgets and capital planning, and oversees equipment procurement and service contracts. They also ensure accurate documentation through the CMMS by monitoring preventive maintenance schedules, asset records, and compliance-driven work completion.

Ideal candidates bring hands on technical experience with healthcare HVAC and plumbing systems, proven leadership abilities, and a commitment to maintaining safe, efficient, and reliable facilities.

DEPARTMENTAL PREFERENCES




  • Hospital Facilities experience preferred.
  • Must have knowledge of The Joint Commission, CMS, DFS, OSHA, State and Local Codes, and NFPA standards.
  • 3 years of Supervisory experience over a team is required.



MINIMUM QUALIFICATIONS

Education/Training - Generally requires a BA/BS degree in a related field or equivalent. Hospital Facilities experience will be considered in lieu of a BA/BS Degree.

Experience - Position requires a minimum of 6 years of related experience, of which 3 years must be in a leadership role.

Hours - The manager position is primarily first shift Monday - Friday but will be expected to work after-hours and weekends as necessary.

Answering phone calls and providing support after hours, weekends and holidays is required.

Work Performed




  • Manage and coordinate the overall facility maintenance and service operations of assigned facilities and systems; establish and maintain a routine and preventive maintenance program for the facilities and supporting systems; manage day to day facility management of assigned units while providing recommendations for both short- and long-term improvement opportunities.
  • Maintain liaison with engineers and other administrative and professional staff regarding design, construction and maintenance of facilities, systems, and equipment; review requests for construction or special maintenance projects and evaluate feasibility and cost estimates.
  • Coordinate the planning and resolution of projects related to the construction, maintenance, restoration or renovation of facilities; monitor the execution, completion and inspection of projects.
  • Consult and collaborate with other departments, administration, contractors, and vendors in determining facility needs specific maintenance or renovation projects as well as assessing facility needs for both short- and long-term planning.
  • Review plans, specifications and equipment needs; inspect projects and facilities and make recommendations to ensure compliance with The Joint Commission, DFS, CMS, NFPA, OSHA, and other state and federal codes and regulations as related to maintenance and/or construction standards.
  • Carry out management/supervisory responsibilities in accordance with the organization's policies and applicable procedures. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; performance management; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Monitor and review financial statements and reports and prepare a variety of operational reports and analysis setting forth progress, trends and appropriate recommendations or conclusions; make appropriate business recommendations to ensure the unit is operating in the most effective and efficient manner.
  • Make recommendations regarding the purchase and acquisition of equipment, supplies, and maintenance/construction contracts.
  • Make recommendations regarding annual operating and capital budgets as related to operational units.
  • Routinely reviews the CMMS program for completion of assigned PMs and Corrective maintenance. Provides guidance on PMs assisting in setting up new assets and assuring that all equipment is properly added to CMMS with accurate procedures according to manufacture recommendations. Generates and routinely reviews CMMS reports to assure work is completed on time and meeting all compliance requirements.
  • Review and assist in developing departmental policies and procedures ensuring consistency with Duke policies, state, local and federal codes and standards.
  • Conduct periodic walkthroughs in maintenance and/or construction areas in order to provide a secure and safe work environment for all faculty, staff, visitors, and patients.

Anticipated Pay Range: Duke University provides an annual base salary range for this position as USD $68,970.00 to USD $127,008.00. Duke University considers factors such as (but not limited to) scope and responsibilities of the position; candidate's work experience, education/training, and key skills; internal peer equity; as well as market and organizational considerations when extending an offer.
