Overview & Position Summary

This role leads divisional day-to-day purchasing function, overseeing divisional trade relationships, cost negotiations, and the timely procurement of materials and services that support residential construction operations. The position is accountable for day-to-day execution, short-term planning, and operational performance of the purchasing team, while ensuring alignment with divisional budgets, schedules, and company purchasing standards. Working cross-functionally, the role drives cost control, contract accuracy, supplier performance, and continuous improvement across purchasing activities. It provides leadership, guidance, and development to a team responsible for executing purchasing strategies at the community and product level.

Primary Responsibilities

  • Manage and develop the purchasing team, participate in goal creation and execution,, align team priorities and performance expectations with divisional operational objectives.
  • Direct purchasing activities including bidding, cost analysis, contract negotiation.
  • Maintain divisional bid packages, option pricing models, product brochures, and community start-up documentation.
  • Establish and maintain strong trade partner and supplier relationships to ensure reliable labor and material availability.
  • Collaborate with Construction, Operations, Sales, Design, Land Development, and Finance to support community openings, model startup, design center sample stocking, specification & product changes, and construction schedules.
  • Review and resolve divisional estimating concerns.
  • Manage and improve direct construction costs through budget reviews, value engineering initiatives, and ongoing pricing analysis.
  • Resolve complex vendor, pricing, performance, or contractual issues through cross-functional coordination and experienced judgment.
  • Ensure purchasing policies, procedures, approval workflows, and compliance requirements are consistently followed.
  • Oversee purchasing systems, data accuracy, and reporting to support budgeting, forecasting, and operational decision-making.
  • Identify and implement process improvements to increase efficiency, consistency, and cost effectiveness within the purchasing function.
  • Assist in new vendor onboarding and divisional product development initiatives.
  • Support divisional budgeting, reporting, and audit activities by providing accurate pricing data, analysis, and documentation.
  • Train, onboard, and coach new team members on purchasing processes, systems, and best practices.
  • Perform other duties as assigned.

Education & Experience

Required:

  • Minimum of 4-6 years of relevant purchasing or construction experience, OR 8-10 years of equivalent experience.

Preferred:

  • Bachelor's degree in Supply Chain, Business, Construction Management, or related field.
  • Experience managing purchasing teams in homebuilding, residential construction, or related industries.
  • Experience with procurement systems, ERP platforms, and construction trade management.

Skills & Competencies

  • Advanced knowledge of purchasing practices, vendor management, and construction materials.
  • Strong leadership skills with the ability to supervise and develop a team of professionals and support staff.
  • Excellent negotiation and contract management capabilities.
  • Ability to analyze multiple issues and make informed decisions based on experience and data.
  • Ability to read and understand construction blueprints and related documents.
  • Effective communication and interpersonal skills across all levels and functions.
  • Strong organizational skills with the ability to manage competing priorities in a fast-paced environment.
  • Proficiency in purchasing systems, construction management software, and Microsoft office applications.
  • Financial and cost-analysis skills to support budgeting and pricing decisions.
  • Problem-solving abilities with sound judgment based on prior experience.
  • Commitment to accuracy, consistency, and adherence to procedural standards.

Working Conditions

Work is performed primarily in an office environment with regular interaction across functional teams. Occasional visits to construction sites are required to meet with vendors, assess field needs, or support operational alignment. Limited travel may be required for vendor meetings, training, or corporate events.

Physical Requirements

  • Ability to sit or stand for extended periods when performing office responsibilities.
  • Ability to walk construction sites with uneven terrain during field visits.
  • Ability to lift and carry documents or materials up to 20 pounds.
  • Ability to use hands and fingers for keyboarding, data entry, and document handling.
  • Ability to communicate clearly in person, by phone, and in meetings.
