LOCATION OF (1) POSITION(S) TO BE FILLED: DEPARTMENT OF ENVIRONMENT & CONSERVATION, TENNESSEE STATE PARKS DIVISION, WARREN COUNTY Qualifications Education and Experience: Highschool diploma or equivalent required; technical or vocational training in facilities maintenance, construction, HVAC, electrical, or related fields preferred. AND Five (5) or more years of experience in facility maintenance, construction, or operations, including two (2) years of supervisory responsibilities. Overview Under minimal supervision, this position is responsible for the maintenance of facilities, infrastructure, and grounds within a Tennessee State Park. For hospitality operations, The role manages personnel, operating budgets, capital expenditure budget planning, and energy-conservation initiatives while upholding hospitality service standards and ensuring Responsibilities 1. Ensures the safe and efficient maintenance and operation of all physical structures and related systems within the assigned area of responsibility, including mechanical, electrical, HVAC, 2. Develops and implements preventive maintenance plans for facilities, equipment, and grounds to maintain them in an acceptable state of repair. Follows manufacturer-recommended maintenance schedules for equipment such as HVAC units, boilers, washers, dryers, ice machines, lawn equipment, 3. Works with appropriate management to recruit, hire, train, motivate, coach, counsel, evaluate, and when necessary, discipline or separate maintenance staff in accordance with TDEC standards and policies. Creates, approves, and posts maintenance staff schedules to ensure operational coverage and effective labor cost management. 4. Develops, implements, and manages emergency response and maintenance programs to ensure safe operation of all equipment, structures, and grounds. Ensures compliance with Tennessee State Park standards and applicable local, state, and federal codes and regulations. Maintains knowledge of fire-safety systems-including detectors, fire panels, annunciator panels, and extinguishers-and ensures timely inspection and functionality. Responds immediately to alarms, determines incident severity, notifies appropriate authorities, and initiates corrective action. 5. Ensures swimming pool chemical levels are maintained within safe and legally required limits, documenting adjustments and corrective actions as necessary. 6. Assists with the development of long-term capital replacement plans and renovations to ensure equipment and facilities are up to date and that future funding needs are anticipated. Assists in preparing and managing the annual maintenance department budget. Administers vendor contracts related to maintenance operations, ensuring service quality, cost control, and contract compliance. 7. Performs repairs on various small and heavy equipment, including tractors, bulldozers, backhoes, graders, pavers, dump trucks, loaders, lawn mowers, chainsaws, and golf carts. Conducts basic mechanical work on engines, electrical systems, cooling systems, hydraulics, and suspension components. Performs preventive maintenance on non-leased vehicles and equipment, including oil changes, filter replacement, fluid checks, tire pressure checks, and related tasks.
